Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Property Manager is primarily responsible for overseeing the day-to-day operations of the self-storage facility, including office management, tenant services, and property upkeep. This role will be expected to provide excellent customer service, resolve tenant issues, and manage rental agreements, delinquent accounts, and collections, while overseeing the cleanliness of the facility and performing light maintenance tasks.Key Responsibilities:
Manage the day-to-day operations of the property and general management of the office including tasks such as opening and closing the office on time each day, daily walk through and lock check of the facility, ordering supplies, monthly inventory, keeping and balancing petty cash, making bank deposits, and accurate close of day procedures. Provide outstanding customer service including assessing and resolving customer problems and professionally handling telephone, online and walk-in inquiries with a focus on sales. Show, rent and clean self-storage units as well as actively sell and maintain box and moving supply materials. Accurately complete all rental agreements and supporting unit rental documentation and maintain all tenant documentation and filing in a neat and orderly manner. Manage of delinquent tenants including gate lockout, past due notices, collection phone calls and emails, lien notices, lock cuts, lien sale legal notice in newspaper, lien sale bidder payment processing and move outs. Maintain the cleanliness of office, facility and grounds, sweeping and cleaning of vacant units on a timely basis to ready-to-rent status, insecticide spraying, and weed control spraying and maintaining dumpster area free of refuse. Sweeping and moping building hallway floors. Light maintenance of facility and office, changing light bulbs, air filters. Acquire proficiency in storage and truck rental software to take payments, perform move-ins and move-outs, process reminders, send notices, banking and daily reconciliation and rent and receive trucks and other rental equipment. Direct supervision of part-time employee hiring, developing, and scheduling, while ensuring adherence to job description, company rules and policies. Market to local businesses and organizations in various methods such as boots-on-the-ground, or online with social media posts on Facebook, Twitter, Craigslist, etc., striving to obtain optimal level of online reviews to improve internet presence. Manage U-Haul, Penske, etc. truck rental operations, including equipment rentals and reservations. Other job-related duties or special projects as assigned.Required Skills/Experience :
At least 2 years of experience in Property Management, required. High School Diploma or GED equivalent, required. Ability to speak, read, write, and comprehend the English language at a level sufficient to communicate effectively with tenants, guests, and co-workers. Able to use and learn technology, compose emails, and respond professionally. Able to work scheduled hours such as weekends, weeknights, and holidays. Outstanding organizational, diligence and critical thinking skills. Proficient in Microsoft Office. Must be within commuting distance of the property with reliable transportation.
