Job Description

About The Role:
Manage all aspects of a retail property to maintain and improve the value of the asset. This portfolio is a premier open-air lifestyle and retail center located in Wesley Chapel.
What You'll Do:
Be responsible for all management, marketing, specialty leasing, operational and financial activities for the property. In conjunction with the Owner, develops and implements a Strategic Business Plan, including short- and long-term business goals. Act as the primary contact with the Owner to ensure that objectives are being met. Proactively enhance net operating income by increasing revenue generation and maintaining expenses. Develop and control annual budgets for operating and capital expenses and prepare and deliver complete reports. Forecast management plans/financials and prepares monthly performance reports, explaining variances. Analyze, interpret, and present financial and operational results to ownership and other key stakeholders. Collect rents and assure tenants operate in compliance with lease terms. Proactively manage and enforce collection of delinquent rents, including escalation, tenant communication, and coordination of appropriate remedies. Prepare all required legal notices. Recommend and coordinate legal action as needed. Prepare and/or review tenant rent, lease abstracts, and Common Area Maintenance (CAM) recovery charges. Coordinate the collection of tenant sales reports and review and approve percentage rent billings. Ensure periodic regular property inspections, recommend and/or approve alterations, maintenance and reconditioning as vital, and contract for and supervise vendor services as the need arises. Oversee all aspects of contracted services supporting property operations, including repairs and maintenance, security, janitorial services, and other third-party vendors. Ensure accurate and timely processing of invoices. Work with the property's security services provider to establish and implement a customized safety and security program. Develop and implement a comprehensive marketing plan that enhances the property's key retailer sales, delivers compelling mall programming, improve technological resources, and provide an exceptional shopping experience. Facilitate and negotiate lease assignments and early termination of leases, and providing lease analysis for Owner's review and approval. Identify quality local tenants for the property/portfolio and head oversee the Specialty Leasing program for the property. Provide assistance to Tenant Coordination to ensure tenant construction adheres to specifications and meets goal dates. Build strong tenant relationships. Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Demonstrate a high level of professionalism when interacting with sophisticated, high-touch retailers and stakeholders, fostering strong and productive relationships. Ensure that services are provided in accordance with policies, procedures, regulations and contractual obligations and standards. Develop positive relationships with local officials, key partners, governmental leaders, and community organizations.
What You'll Need:
To perform this job successfully, an individual will need to perform each crucial duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Bachelor's degree (BA/BS) from four-year college or university and a minimum of four to six years of related experience and/or training. A minimum of 4-6 years experience managing High End Regional Mall/Lifestyle Center Proven ability to successfully manage on-site staff and third-party teams, fostering accountability, collaboration, and high performance. Florida Real estate license, required , CPM or RPA professional designation or candidacy preferred. Experience in Yardi is highly desired. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers and effectively present information. Ability to respond optimally to critical issues. Requires sophisticated knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions and conducts in-depth financial analysis. Experience in delinquent rent collections, including tenant engagement and resolution strategies. Thorough understanding of retail Common Area Maintenance (CAM) recoveries, including lease interpretation and associated calculations. Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills. Intermediate to advanced skills with Microsoft Office Suite. Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and goal dates. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
