Multifamily Property Manager Sweet Home Property Management Position Summary Sweet Home Property Management is seeking an experienced, motivated, and highly organized Multifamily Property Manager to oversee the daily operations of a growing portfolio of apartment communities. This leadership position is responsible for maximizing occupancy, maintaining resident satisfaction, leading onsite teams, overseeing maintenance operations, ensuring strong financial performance, and delivering exceptional customer service. The ideal candidate is a proactive leader who thrives in a fast-paced environment, communicates effectively, solves problems independently, and enjoys mentoring others while maintaining high operational standards. The Multifamily Property Manager will work closely with company leadership to ensure each community operates efficiently, meets company goals, and provides an outstanding experience for both residents and property owners. Essential Responsibilities Property Operations Oversee the daily operations of multiple multifamily communities. Ensure communities are maintained to company standards. Conduct regular property inspections and identify maintenance needs. Coordinate move-ins, move-outs, lease renewals, and apartment turns. Maintain occupancy goals while minimizing vacancy loss. Ensure compliance with company policies and Fair Housing regulations. Leasing & Occupancy Oversee leasing performance and marketing efforts. Review rental applications and approve qualified applicants. Monitor market conditions and recommend rental pricing adjustments. Improve resident retention through excellent customer service. Ensure lease files and documentation are complete and accurate. Resident Relations Build positive relationships with residents. Resolve resident concerns professionally and promptly. Handle lease violations, notices, renewals, and move-out procedures. Maintain a high level of resident satisfaction. Owner Relations Build and maintain professional relationships with property owners. Provide updates regarding leasing activity, maintenance, and community performance. Respond to owner questions and concerns promptly. Maintain a basic understanding of owner statements and financial reports to effectively communicate with ownership and accounting. Maintenance Operations Oversee maintenance requests from submission through completion. Coordinate with maintenance staff and outside vendors. Review repair estimates and invoices. Ensure work orders are completed accurately and timely. Manage emergency maintenance situations. Oversee apartment turns to ensure units are market-ready. Financial Awareness Understand property financial reports, owner statements, and property ledgers. Monitor delinquency reports and assist with collections. Ensure charges, receipts, and lease-related transactions are entered accurately. Work closely with the accounting team to resolve questions or discrepancies. Monitor community performance and identify opportunities for operational improvement. Leadership & Team Development Supervise leasing consultants, maintenance personnel, and administrative staff. Recruit, interview, onboard, and train new employees. Coach team members and conduct performance evaluations. Foster a positive, accountable, and team-oriented culture. Assist in developing and improving company procedures and operational efficiencies. Administrative & Compliance Maintain accurate records in AppFolio. Ensure compliance with Fair Housing laws and company policies. Review leases, notices, and legal documentation for accuracy. Support leadership with company initiatives and special projects. Qualifications Minimum 3 years of multifamily property management experience. Previous leadership or supervisory experience preferred. Strong knowledge of leasing, maintenance coordination, resident relations, and multifamily operations. Experience with AppFolio or similar property management software preferred. Excellent communication, customer service, and conflict resolution skills. Strong organizational and time management abilities. Ability to prioritize multiple responsibilities in a fast-paced environment. Working knowledge of Fair Housing regulations. Real Estate License preferred but not required.
