May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The department manages the portfolio in-house including Property Management, Lease Administration, Leasing, Acquisitions, and Asset Management teams. Within the department, the Regional Property Manager (RPM) manages properties in Publix's company-controlled real estate portfolio by overseeing the daily operations, maintenance, and financial performance of commercial properties. On an almost monthly basis, the RPM travels to their assigned region to evaluate properties and maintain relationships with tenants and retail operations. This includes handling aged receivables, budgeting, and reviewing P&L's to ensure successful financial and operational performance. By performing physical inspections, including roof walks, and communicating with in-house maintenance personnel and other departments within Publix, the RPM helps to ensure a safe, clean, and convenient shopping environment for Publix customers. The Regional Property Manager reports to the Senior Manager Of Property Management - Assets. What you'll do ensure the successful operation and management of company-controlled assets within the RPM's designated territory build and maintain strong tenant relationships while guaranteeing rent collection is in accordance with lease provisions create, implement, and manage the annual operating budget for each of the RPMs' assets perform due diligence for prospective asset acquisitions and support future day-to-day operations following property closing manage and develop the Assistant Regional Property Manager by providing coaching and training for required job functions and preparing the associate for advancement
