About the job Chance Property Management is seeking an energetic, outgoing, and results-driven Student Housing Leasing Manager to join our growing team at 30° North - a best-in-class student housing property under construction at The University of North Florida. This position is ideal for an experienced leasing professional who thrives in a high-energy environment and enjoys combining leasing, marketing, campus outreach, and resident engagement to achieve aggressive occupancy goals. As the face of our community, you will create exceptional first impressions while helping prospective residents find their new home. This role blends sales, marketing, customer service, and relationship building to drive occupancy and create an engaging student living experience. Key Responsibilities Leasing & Sales Guide prospective residents and their parent/guarantors through the leasing process from initial inquiry through move-in. Conduct engaging community tours showcasing apartment homes, amenities, and the student lifestyle. Build value, overcome objections, and confidently ask for the lease. Follow up promptly with all prospects through phone, email, text, and CRM systems. Maintain accurate prospect records and leasing documentation. Consistently achieve or exceed leasing, occupancy, and conversion goals. Oversee part-time leasing staff Marketing & Campus Outreach Develop and execute creative marketing initiatives that generate qualified traffic and increase brand awareness. Represent the community at campus housing fairs, orientations, student events, networking opportunities, and local outreach events. Build relationships with universities, student organizations, local businesses, and referral partners. Assist with social media content, online reputation management, digital marketing campaigns, and promotional events. Resident Experience Deliver exceptional customer service that reflects Chance Property Management's boutique service standards. Assist with resident events, community programming, and renewal initiatives that create an engaging living experience. Maintain a welcoming leasing office and tour path that showcase the community at its best. Build positive relationships with residents while supporting a vibrant and connected community. What We're Looking For Minimum of three (3) years of multifamily leasing experience required. Student housing lease-up experience is strongly preferred. Proven success meeting or exceeding leasing and occupancy goals. Strong sales, closing, and customer service skills. Creative mindset with experience in marketing, social media, and community outreach. Outstanding communication, organizational, and relationship-building abilities. Self-motivated with the ability to thrive in a fast-paced, goal-oriented environment. Experience with property management software; ResMan and EliseAI experience is preferred. Ability to work a flexible schedule, including weekends, evenings, resident events, and peak leasing seasons. Why Chance Property Management?
