A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Investors Management Company is now hiring for the position of property manager in Thomaston, GA. This position is ideal for an organized, detail oriented professional with strong leadership and compliance knowledge. Preference will be given to candidates with prior RD experience. EEO Drug Free Workplace Key Responsibilities Include Oversee daily property operations, including rent collection, posting, and bank deposits within 24 hours. Manage leasing activities, including process applications for the waitlist and new move-ins, and submitting files to the compliance department for approval. Ensure full compliance with HUD regulations, including: Maintaining complete and accurate resident files, conducting recertifications on time, monitoring income limits and utility allowances, and responding to compliance audit findings. Supervise on site Maintenance daily to ensure timely completion of work orders, make readies, and preventative maintenance tasks. Monitor and track unit turnovers, ensuring vacant apartments are cleaned, painted and re-rented with the required timeframe. Provide high-quality customer service to residents, including accepting service requests, resolving complaints, and maintaining positive community relations. Prepare for and participate in property inspections. Market and lease units in accordance with fair housing and RD guidelines. Maintain property records and reports; prepare required reports in a timely manner. Work collaboratively with regional managers, compliance team and vendors. Qualifications Strong leadership skills and ability to supervise and motivate a team. Excellent verbal and written communication skills. Proficiency in property management software( Yardi, Realpage, or similar) is a plus. Prior experience in HUD is preferred. Knowledge of Fair Housing laws and affordable housing regulations is preferred. High school diploma or equivalent required. Light physical activity required such as lift, deliver letters , walk, and property inspections. No phone calls please.
