Board of Directors / Property Manager We are seeking a hands-on, reliable Resident Manager responsible for the daily maintenance, safety, and overall upkeep of the property. This role requires strong organizational skills, the ability to work independently, and a willingness to perform physically demanding outdoor work. The ideal candidate will be proactive, detail-oriented, skilled in general maintenance and painting, and comfortable enforcing HOA rules with both owners and guests. Pool Maintenance Perform daily pool maintenance, including cleaning, monitoring water quality, and applying chemicals as needed Maintain proper chemical balance and ensure compliance with health and safety standards Pool experience preferred Must be able to obtain Certified Pool Operator (CPO) certification within six (6) months of hire Clean and maintain BBQ grills, beach areas, pool deck, and common areas Clean and sanitize restrooms daily Vacuum hallways and common indoor areas Blow debris from parking lots and walkways Ensure property maintains a clean, safe, and welcoming appearance at all times Perform routine maintenance and minor repairs throughout the property Complete interior and exterior painting projects as needed Prepare surfaces properly (sanding, patching, priming) to ensure quality results Touch up and maintain painted surfaces in common areas Conduct daily grounds and building inspections for safety hazards and HOA violations Document and report violations Enforce HOA rules and regulations with owners and guests in a professional and respectful manner Create written incident reports for unit or property-related issues Prioritize, schedule and supervise building maintenance and improvement projects Coordinate with vendors and contractors Work with the board to plan future projects Use Google Workspace (Docs, Sheets, Drive, Gmail) for all documentation and communication (no Microsoft Office used) Be available 24/7 to respond to emergency maintenance or property issues Assess situations and coordinate necessary repairs or emergency services Ability to work outdoors in varying weather conditions Frequent climbing of stairs and ladders Ability to lift and carry up to 50 lbs Perform repetitive physical tasks such as bending, lifting, sweeping, vacuuming, painting, and operating maintenance equipment Prior property maintenance or facilities experience preferred Painting experience required or strongly preferred Pool maintenance experience preferred Ability to obtain CPO certification within 6 months Strong communication and organizational skills Ability to work independently with minimal supervision Professional demeanor when interacting with owners, guests, vendors, and board members Full-time position On-call and available 24/7 for emergency response This position is ideal for a dependable, self-motivated individual who takes pride in maintaining high property standards and ensuring a safe, clean environment for residents and guests. In addition to the salary (negotiable based on experience), this position includes a residential unit as part of the compensation package. The first $130 of utilities is covered as well as garbage, water, cable tv and internet. The condo is a 600 square feet, one bedroom, one bathroom, furnished residential unit with an ocean-facing lanai, with one reserved parking space. (There is limited public parking on the street for an extra vehicle, if need be.) Kona Isle Condominiums, 75-6100 Ali'i Dr., Kailua-Kona Kona Isle is an ocean-front complex of 75 one-bedroom units with a few owner-occupied, some long-term rentals, and the bulk as short-term vacation rentals (STVRs). This low-key, community-oriented complex includes a pool, a beach area and a large lawn. Kona Isle is a smoke- and vape-free complex, including all outdoor and indoor spaces.
