Job Description

A 92 units residential community in West Maui is seeking an experienced initiative-taker with the ability to effectively multitask, prioritize responsibilities, and work independently as a full-time Site Manager with full oversight of the daily operations and long-term preservation of a multi-building property. Must possess strong conflict-resolution skills and the ability to communicate professionally and effectively with residents, owners, contractors, vendors, and Board members. The ideal candidate will need to balance technical maintenance expertise with refined administrative skills.
Responsibilities Property:
Oversee the daily upkeep of all common areas to ensure the property remains clean, safe, and well maintained. Perform regular, comprehensive inspections of buildings and grounds to ensure the property meets the highest standards of maintenance and safety.
Operational :
Conduct comprehensive weekly inspections of the entire property and report findings as appropriate. Establish and manage schedules for recurring maintenance, special projects, and administrative tasks.
Contractor/Vendor Oversight :
Serve as the primary point of contact for all third-party vendors, including landscaping, pest control, refuse, and major repair contractors, ensuring all work aligns with association standards. Coordinate and oversee contractors and vendors performing work on-site, obtain competitive bids when necessary, and process invoices for management review and approval.
Compliance & Safety :
Ensure the property remains in full compliance with governing documents, fire codes, and local regulations. Act as the liaison for emergency services and insurance representatives.
Reporting & Communication :
Provide the Board of Directors and Management Executive with clear, professional updates through daily activity logs and comprehensive monthly reports. Participate in regular Board meetings. Meet regularly with the President of the AOAO Board of Directors to review operational matters, priorities, and ongoing projects.
Resident Relations :
Process violation notices and assist with required postings and compliance-related communications throughout the property. Address and resolve resident inquiries or violations with a firm, professional, and neighborly approach, maintaining the quiet enjoyment of the community.
Qualifications & Requirements Experience :
Minimum of 2 years in condominium association management and building maintenance.
Technical Skills :
Proficiency in Microsoft Office (Word/Excel) and digital communication tools is essential for reporting and record-keeping.
Physical Proficiency :
Ability to perform active site walks, climb ladders for building inspections, and lift up to 50 lbs. as needed.
Availability :
While primarily a 40-hour work week, the nature of this property requires the Manager to be on-call 24/7 for emergencies.
Integrity :
Must demonstrate high discretion and the ability to handle confidential Board and owner matters with absolute professionalism.
Compensation & Benefits Salary Range :
$60k - $70k (Commensurate with experience)
