Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Iowa Collection is seeking a dependable local contractor to support leasing and property operations across residential properties in the Iowa City area. The role involves visiting properties, meeting prospective tenants, assisting with inspections and access, and keeping the management team informed. The right candidate will be organized, responsive and comfortable working independently. Key responsibilities Conduct scheduled property showings. Support move-ins, move-outs and key handoffs. Inspect and photograph unit conditions. Provide access to approved vendors when needed. Report issues and submit clear updates after each visit. Qualifications Based in Iowa City, Cedar Rapids, or nearby. Valid driver's license and reliable transportation. Dependable, punctual and professional. Comfortable working independently at residential properties. Able to use a smartphone for photos, messaging and reporting. Available for occasional evening or weekend assignments. Experience in leasing, property management, real estate, hospitality or customer service is preferred but not required. Schedule and compensation Work is expected to average approximately 15-25 hours per week initially, although hours may vary depending on leasing and property activity. This is an independent contractor engagement, initially expected to last approximately three months, with the possibility of continued work.
