Job Description

Position Summary The Property Manager is responsible for the overall operation, regulatory compliance, financial administration, resident relations, leasing, maintenance coordination, and long-term performance of an assigned portfolio consisting of mainly USDA Rural Development affordable housing communities. The Property Manager serves as the primary representative of Financial Service Group, Inc. for assigned properties and is expected to independently manage daily operations while maintaining exceptional customer service and regulatory compliance. Essential Responsibilities
  • Manage the daily operation of assigned apartment communities.
  • Coordinate leasing, move-ins, move-outs, waiting lists, and resident files.
  • Collect rents, monitor delinquency, coordinate notices and evictions.
  • Coordinate maintenance, inspections, contractors, and capital needs.
  • Maintain USDA Rural Development compliance including annual and interim recertifications.
  • Maintain accurate and compliant records for each tenant file and property file as required.
  • Process recertifications for tenants as required.
  • Process invoices, maintain QuickBooks records, and assist with budgets and reporting.
  • Process 1099 and assist CPAs with tax preparation on an annual basis.
  • Monitor and maintain active insurance for assigned complexes.
  • Attend Board meetings, inspections, court proceedings, and training as required.
  • Travel to assigned communities and respond to emergencies when necessary.
  • Other duties as assigned to maintain daily business productivity and success. Core Competencies

  • Professional communication and teamwork. Qualifications
  • High school diploma or equivalent required.
  • Property management, housing, accounting, or administrative experience preferred.
  • QuickBooks and Microsoft Office experience preferred.
  • Valid driver's license and reliable transportation required. Physical Requirements
  • Travel between properties throughout our service area.
  • Walk apartment communities, climb stairs, and occasionally lift up to 25 pounds. Performance Standards
  • Maintain high occupancy and resident satisfaction.
  • Complete certifications and reports by deadline.
  • Maintain audit-ready tenant files.
  • Ensure properties remain inspection-ready.
  • Communicate professionally with residents, Boards, vendors, and leadership.
Pay:
From $18.00 per hour
