A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.
High School Diploma or equivalent Position Summary The Building Manager is responsible for the day-to-day onsite management and routine maintenance of Royal Plaza. The position serves as the primary onsite presence for the property, assisting residents and owners, monitoring building operations, maintaining common areas, and coordinating with Colliers management, maintenance staff, vendors and contractors. Key Responsibilities The successful candidate will be responsible for: Conduct routine interior and exterior building inspections and address cleanliness, maintenance and safety concerns. Perform routine and minor maintenance, including lighting, common-area touch-ups, HVAC filter changes and other basic building tasks. Maintain common areas, entrances, patios and exterior areas in a clean and presentable condition. Monitor building systems and coordinate larger maintenance items with Colliers maintenance staff and appropriate vendors. Coordinate move-ins, move-outs and large deliveries, including elevator protection and compliance with building procedures. Assist with owner remodels and coordinate contractor compliance with building rules and approved requirements. Monitor building security, access controls, exterior doors and security cameras. Coordinate building access, fobs and other routine security matters with Colliers. Maintain familiarity with and assist in enforcing Royal Plaza Rules with residents, owners, renters and contractors. Coordinate common-area and patio reservations and related building requirements. Coordinate with owners and property managers regarding rental units and new renters. Assist vendors with access and ensure required building inspections and services are completed. Provide courteous and professional assistance to residents and owners with reasonable building-related requests. Assist residents with limited in-unit tasks as time permits and when authorized. Perform seasonal property maintenance, including minor landscaping and snow/ice management. Report significant building, maintenance, safety or security concerns to Colliers management. Perform other duties as assigned. Authority The Building Manager may manage routine day-to-day building matters and enforce established building rules. The Building Manager may not enter into contracts, authorize significant expenditures, or make decisions regarding staffing, vendor contracts, capital projects or changes to common areas without appropriate Colliers and/or Royal Plaza Board authorization. Requirements High School Diploma or equivalent. Previous building maintenance, facilities, property management or similar experience preferred. Basic building maintenance and repair skills. Ability to work independently and manage multiple priorities. Ability to work indoors and outdoors and perform the physical requirements of the position. Strong communication and customer service skills. Professional and courteous when interacting with residents, owners, vendors and contractors. Dependable, organized and detail-oriented. Good judgment and problem-solving skills. Valid driver's license and safe driving record if required for assigned duties.
