Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

ABOUT THE ROLE
Emerald Property Management, LLC is seeking a hands-on Property Manager to lead the day-to-day operation of a 91-unit apartment community in Sandpoint, Idaho, consisting of two buildings. The Property Manager is the on-site business leader and is accountable for leasing, resident service, rent collection, maintenance coordination, property condition, financial controls, compliance, staffing, and timely reporting. This position will be especially important during property opening, lease-up, and stabilization. The successful candidate will create an organized, welcoming community from the beginning, establish reliable operating routines, and protect the property as a long-term asset.PRIMARY OBJECTIVES
Prepare the property for opening and execute organized, professional move-ins across both buildings. Achieve approved pre-leasing, occupancy, renewal, and collection goals through prompt follow-up and disciplined execution. Provide residents with professional, fair, and responsive service while enforcing leases and policies consistently. Keep apartment, common areas, grounds, and building systems clean, safe, inspected, and well maintained.
