We have been managing homeowners' associations and condominium associations in the western suburbs of Chicago for more than 40 years. We are seeking a full-time Community Association Manager to join our team. This position manages the day-to-day operations of assigned community associations and works directly with Association Boards, homeowners, vendors, attorneys, accountants, and other professionals. This is not a leasing or apartment management position. The role focuses on homeowners' associations, condominium associations, Board governance, common area maintenance, homeowner communication, vendor coordination, and enforcement of Association governing documents. Responsibilities Managing the day-to-day operations of assigned homeowners' associations and condominium associations. Communicating with Board Members, homeowners, vendors, contractors, attorneys, accountants, and other professionals. Responding to emails, phone calls, homeowner requests, Board requests, and vendor communications in a timely and professional manner. Attending periodic Board meetings, including evening meetings when required. Preparing for Board meetings, assisting with meeting packets, and following up on Board decisions. Conducting property inspections. Coordinating maintenance, repairs, proposals, and service work for assigned properties. Issuing work orders and following up to confirm completion. Assisting with the enforcement of Association governing documents, Rules & Regulations, architectural guidelines, and Board policies. Preparing and sending violation letters, homeowner notices, meeting notices, and other Association communications. Obtaining proposals from vendors and assisting Boards with service contracts and project coordination. Working with accounting staff on budgets, assessments, invoices, delinquencies, and financial questions as needed. Maintaining Association records and assisting with annual meetings, elections, disclosures, and other administrative matters. Qualifications CAM license required. High school diploma or equivalent required; college degree preferred. Prior community association management, HOA management, condominium management, or relevant property management experience preferred. Strong written and verbal communication skills. Ability to work independently and manage multiple priorities. Professional, organized, and detail-oriented. Comfortable communicating with Board Members, homeowners, vendors, attorneys, accountants, and co-workers. Proficient with Microsoft Word, Excel, Outlook, and general computer use. Reliable transportation required for property inspections and meetings. Must be comfortable attending evening Board meetings as needed.
Compensation and Benefits Salary:
$60,000 to $70,000 per year, depending on experience and qualifications. Medical, dental, and vision insurance. 401(k) retirement plan. Paid time off, with additional PTO earned over time. Paid holidays. Professional and supportive office environment. Schedule Full-time position. Regular office hours are Monday through Friday, 8:30 AM to 5:00 PM. Between Memorial Day and Labor Day, the office closes at 1:00 PM on Fridays. Evening Board meetings may be required. On-call availability for emergencies is required.
