Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Job description We are seeking a dependable, reliable, and responsive Onsite Community Manager to join our friendly team at our Ottawa Estates Mobile Home Park in Ottawa Illinois. You will be the eyes and ears of our community, ensuring smooth operations and providing exceptional service to our residents.
Position Overview:
The On-Site Manager will assist with daily operations, communication, delinquency management, and vendor coordination. Clear communication and timely updates are critical in this role. You must be able to work independently while following company expectations.
Main Duties:
Resident Communication / Notices /
Task Updates:
  • Be the main point of contact for tenants.
  • Respond to concerns and messages within 24 hours.
  • Deliver statements, Pay or Quit notices, and document completion with photos.
  • Provide a 2-3 x weekly morning check-in with a list of that day's tasks.
Weekly Park Oversight:
  • Drive or walk through the park 2x per week.
  • Submit drive-through video updates with notes on violations and park conditions.
  • Proactively identify and address potential issues.
Delinquency Monitoring:
  • Follow up daily on tenant delinquencies and payment promises.
  • Update real-time notes for collections tracking.
  • Escalate non-payment issues as needed.
Maintenance & Vendor Support:
  • Report municipal issues (trash, water) and vendor delays.
  • Confirm completed work with photo updates.
  • Be present or coordinate access for contractors and inspections. Sales Support (if needed):
  • Take photos of homes for rent/sale and assist with marketing coordination.
  • Help schedule and assist with showings.
Resident Feedback & Community Care:
  • Build tenant relationships and foster a positive environment.
  • Share insights or concerns with the management team regularly.
Requirements:
  • Live within 15 minutes of Ottawa Estates Mobile Home Park
  • Smartphone and reliable transportation required
  • Comfortable using facebook marketplace, text, email, and taking clear photos/videos
  • Independent and self-motivated with great follow-through
  • 2 professional references
Preferred Qualifications:
  • Experience in property management or customer service
  • Strong communication and organizational skills
  • High school diploma or equivalent
Job Schedule:
  • Flexible hours.
  • Estimated 25+ hours per week
