Mishawaka, IN Job Description Michiana Rental Management LLC is seeking a highly organized, proactive, and results-driven Asset Operations Manager to oversee the day-to-day operations of our rental property portfolio. This position plays a key role in ensuring our properties are well-maintained, occupied, compliant, and operating efficiently while delivering excellent service to property owners and residents. The ideal candidate is a strong leader with exceptional organizational, communication, and problem-solving skills who thrives in a fast-paced property management environment. ResponsibilitiesOperations & Asset Management Oversee the daily operations of assigned rental properties. Monitor property performance, occupancy, and operational efficiency. Coordinate maintenance, repairs, and capital improvement projects. Work closely with maintenance staff, contractors, and vendors to ensure timely completion of work orders. Conduct regular property inspections and ensure company quality standards are maintained. Assist with budgeting, expense tracking, and operational reporting. Ensure compliance with company policies, lease agreements, and applicable housing regulations. Monitor vendor performance and negotiate service agreements when appropriate. Identify opportunities to improve operational processes and property performance. Tenant & Owner Relations Provide exceptional customer service to residents and property owners. Resolve escalated tenant concerns and operational issues professionally. Support leasing activities and occupancy goals. Coordinate move-ins, move-outs, and property turnovers. Maintain accurate property records, documentation, and reporting. Leadership & Administrative Support Supervise and support operational staff as assigned. Ensure tasks are completed according to company procedures and deadlines. Collaborate with the management team to achieve company objectives. Assist with special projects and additional responsibilities as assigned. Qualifications Strong leadership and decision-making skills. Excellent communication and customer service abilities. Highly organized with strong attention to detail. Ability to manage multiple priorities in a fast-paced environment. Proficient with Microsoft Office and property management software (AppFolio experience is a plus). Valid driver's license and reliable transportation preferred.
