The ideal candidate will possess strong leadership skills and a comprehensive understanding of property management, ensuring a high standard of living for the residents while maintaining the property's value. This role requires effective communication, conflict management, and a commitment to customer service excellence, as well as balancing multiple tasks, from financial management to marketing and tenant relations. Candidates with the above referenced experience will be considered for the top salary wage. Job summary The Apartment Manager is the direct liaison between property owners and tenants. This position ensures the property operates smoothly and profitably by handling all aspects of tenant occupancy, maintenance, and administrative tasks. A successful candidate will be organized, have strong communication and problem-solving skills, and a solid understanding of landlord-tenant law. Duties and responsibilities Tenant relations and leasing Conduct property tours and respond to inquiries from prospective tenants. Process rental applications, perform background and credit checks, and negotiate lease agreements and renewals. Maintain open and clear communication with tenants, investigating and resolving complaints and conflicts in a timely and professional manner. Enforce lease agreements and property rules and regulations. Coordinate move-in and move-out procedures, including inspections and security deposit returns. Financial and administrative Collect monthly rent, fees, and security deposits. Manage property finances, including preparing annual budgets, monitoring expenditures, and processing invoices. Generate weekly, monthly, and year-end financial reports for property owners. Keep detailed and accurate records of tenant information, finances, and maintenance history. Ensure compliance with all local, state, and federal housing laws, including Fair Housing regulations. Property maintenance Coordinate and oversee all maintenance and repair activities, including scheduling vendors and contractors. Conduct regular property inspections to ensure all safety and maintenance standards are met and address issues proactively. Manage the property's upkeep, including landscaping and janitorial services. Respond to after-hours emergency calls as needed. Required skills and qualifications Education and experience: A high school diploma or equivalent is required. Previous experience in property management is preferable.
Customer service:
Excellent interpersonal and customer service skills to build and maintain positive tenant relations.
Communication:
Strong verbal and written communication abilities for interacting with tenants, owners, and vendors.
Organizational skills:
Excellent organizational and time management skills to handle multiple tasks and competing priorities.
Financial acumen:
Good budgeting and accounting skills, with proficiency in property management software (e.g., Yardi, AppFolio).
Legal knowledge:
Familiarity with landlord-tenant laws, Fair Housing regulations, and lease agreements.
Problem-solving:
Ability to handle difficult situations and resolve conflicts effectively.
Attention to detail:
A meticulous and detail-oriented approach to tasks like processing applications and performing inspections.
