Leasing Manager —
Location:
Manhattan, Kansas Role Summary We are looking for someone to lead our leasing operations at Prime Place Manhattan. The Leasing Manager drives occupancy and revenue for a student housing community by leading the leasing for the team, executing an annual pre-leasing strategy, and delivering a top-tier tour and customer experience for students, guarantors, and parents. This role blends sales leadership, marketing coordination, and data-driven pipeline management to meet or exceed leasing/renewal goals aligned to the academic calendar. Key Responsibilities 1) Sales & Leasing Leadership Own the leasing funnel (lead → tour → application → approval → lease → move-in) and goal setting. Coach and schedule the leasing team; set tour standards, phone scripts, follow-up cadences, and closing tactics. Run pricing and concession playbooks with the PM/Owner guidance; update availability daily. Ensure accurate, timely data in the PMS/CRM (e.g., Entrata, Yardi, ResMan, Knock). Oversee roommate matching, bed-space assignments, waitlists, co-signer/guarantor workflows, renewals, and transfers. 2) Pre-Leasing & Renewals (Academic Calendar) Build and execute the pre-leasing plan with milestones (housing fairs, orientation, move-in, spring push, summer close). Launch tiered renewal campaigns (60/90/120-day) and "sign-sooner-save-more" pricing windows. Track renewals by unit/bed type; target at-risk cohorts (graduating, Greek life moves, study-abroad, commuters). 3) Marketing & Outreach Partner with marketing to manage ILS/GBP listings (pricing, availability, photos, specials) and reputation response (<48hrs).
Coordinate campus outreach:
housing office, athletics, Greek life, student orgs, international programs, and local employers.
Plan/host resident events:
housing fairs, model tours, open houses, pop-ups, tabling, and resident referral drives. Track digital
KPIs:
source mix, lead quality, CPL, and cost-per-lease; recommend reallocation based on performance. 4) Customer & Resident Experience Ensure tours (in-person/virtual) are consistent, fast, and memorable; maintain pristine models and route signage. Oversee move-in readiness with Ops; deliver parent/guarantor communication templates and FAQs. Collaborate with PM on service recovery for escalations; close feedback loops from reviews and surveys. 5) Operations & Compliance Maintain accurate leasing files, fair housing compliance, and document retention standards. Coordinate with screening vendors; ensure co-signer/guarantor requirements and deposit/fee policies are followed. Produce weekly leasing and market reports; track competitor pricing, specials, occupancy, and new supply. Qualifications 1-3+ years in property leasing preferred but not required; student housing experience strongly preferred Prior team lead/lead leasing or assistant manager experience a plus Proficiency with PMS/CRM (Entrata), digital lead management, and basic Excel/Google Sheets Strong communication with students and parents/guarantors; public-facing presentation skills Fair Housing understanding; ability to work evenings/weekends during peak seasons Competencies Sales coaching & accountability | Data-driven decision-making | Time management Event & outreach execution | Conflict resolution & service recovery | Cross-functional teamwork
