POSITION
Community Manager STATUS:
Full-time, Exempt
WORK SCHEDULE
40 hours per week, Monday - Friday
LOCATION
Clarion Park Housing, Olathe, KS
COMPENSATION
$55,000.00 to $60,000.00 Annually We are looking for a driven, experienced Community Manager to oversee an LIHTC apartment community in Olathe, KS. The ideal candidate for this position is customer service driven, detail-oriented, and a team player. This community is actively undergoing upgrades and improvements, so organization and leadership skills are important. The ideal candidate will be engaged, authentic, and prepared to create "best in class" apartment communities. To be successful, the ideal candidate will possess a strong background in customer service, a welcoming outgoing attitude, and have proven experience in the multifamily industry. This position requires an individual to demonstrate strong leadership skills to manage and motivate their community team members. Dalmark Management Group is a regional property management and real estate development company, working primarily in Kansas and Missouri. Dalmark was formed to provide innovative and quality residential property services for both conventional and affordable housing communities. This position is eligible for our comprehensive benefits program and robust bonus program. SUMMARY The Community Manager is fully accountable for all day-to-day operations of the community. This position oversees and enhances the value of the asset, employs and develops the staff while maintaining positive resident relations. Prior to employment, all Candidates will be required to successfully complete a background investigation and drug screening. KEY DUTIES AND RESPONSIBILITIES
Ensure occupancy and financial health of the community are in alignment with or more favorable than ownership goals and objectives Demonstrate superior customer service with both current residents and prospective residents, and represent the company in a professional manner at all times Manage and resolve resident concerns in a timely and professional manner, consulting with the Regional Manager when appropriate Market the community by placing appropriate ads, monitoring and managing online digital presence, planning and attending community events, executing the preferred employer program, cultivating relationships with community outreach, etc. Ensure that property records are accurately maintained (lease and general files) in compliance with applicable regulations Oversee Accounts Receivable ensuring rents and all other applicable fees are billed, collected, and deposited into the bank within 24 hours of collection. Ensure that collection and demand notices are generated, delivered and/or posted as required by local laws. Initiates and oversees eviction process working with the attorney, if needed, to ensure timeliness and desired results. Implements property operating budget to maintain and control property income in addition to expenses to achieve goals set by ownership and the corporate office. Oversees Accounts Payable, ensuring invoices are submitted to the corporate office for payment in a timely manner, and adheres to purchase ordering system to manage expenses Supervises, trains, and coordinates all onsite community staff members to ensure all are contributing positively to the community to achieve goals and standards set by the company Maintain awareness and knowledge of local market conditions and trends to ensure community Completes required reports weekly, monthly, and quarterly with regards to leasing, occupancy, budget variance and capital reporting Performs regular property inspections for cleanliness, curb appeal, and to ensure property is free of hazards Inspect and supervise the work of outside vendors and contractors Manages the unit make-ready process to ensure units are made ready for the next renter in alignment with company standards by maintenance personnel and vendors. Conducts move-out inspections and assesses charges, if appropriate Must be available evenings, nights and weekends for staffing needs and emergencies

  • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. SKILLS
  • Experience and expertise with Microsoft Office, required
  • Experience with a property management software program (Yardi, OneSite, etc.
)
EDUCATION / EXPERIENCE
  • High School Diploma, or equivalent, required
  • 2 years' experience in on-site multifamily property management, required
  • Industry certifications, preferred (CAPS, CAM, NALP, CPM, ARM, etc)
PHYSICAL DEMANDS
The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
