We're seeking a skilled and motivated individual to join our team as a Property Management Specialist. This role offers a unique blend of responsibilities, from tenant management and financial oversight to legal compliance and business development. This is primarily management of single family homes and multi-family property. Responsibilities:
Tenant Management and Relations
  • Handle the leasing process from start to finish, including marketing vacancies, screening potential tenants, conducting property showings, negotiating leases, and executing rental agreements.
  • Serve as the primary point of contact for tenant inquiries and concerns, fostering positive relationships and ensuring tenant satisfaction. Financial Management
  • Manage the collection of rent, including setting and adjusting rent prices, issuing invoices, and handling late payments or delinquencies.
  • Prepare and manage the property's budget, track expenses, and provide owners with regular financial reports detailing income, expenses, and profitability. Maintenance and Operations
  • Oversee the maintenance and repair of property facilities and equipment, ensuring all areas are kept in good working order and condition.
  • Coordinate with contractors and service providers for maintenance, landscaping, security, and other services, ensuring quality work and negotiating contracts. Legal and Regulatory Compliance
  • Ensure that property operations comply with local, state, and federal laws and regulations, including health and safety standards.
  • Handle lease enforcement, including the eviction process for non-compliant tenants, and manage other legal issues related to property management. Marketing and Market Analysis
  • Develop and implement marketing strategies to promote the property, attract potential tenants, and minimize vacancy rates.
  • Conduct market analysis to understand local rental market trends, competitive pricing, and demand to make informed decisions about rent setting and property improvements. Record Keeping and Administration
  • Maintain comprehensive records of leases, tenant information, maintenance requests, complaints, repairs, rent payments, insurance, and other property-related documents.
  • Perform various administrative tasks, such as preparing lease agreements, renewals, and notices, ensuring smooth property operations. Business Development and Networking
  • Develop and implement strategies aimed at attracting new owner clients, identifying target markets, and leveraging industry trends to showcase the value of the property management services offered.
  • Engage in networking with real estate agents, brokers, investors, and other industry professionals to build relationships and referrals. Marketing and Promotion
  • Create marketing materials and campaigns specifically designed to highlight the benefits and successes of the property management services to potential owner clients.
  • Utilize online platforms, including the company website and social media channels, to promote property management services, share success stories, and engage with potential clients. Client Presentations and Proposals
  • Prepare and deliver presentations to potential owner clients, showcasing the company's capabilities, services, and success stories.
  • Craft customized proposals for potential clients, outlining how the property management services can meet their specific needs and enhance the value of their properties. Value Proposition and Client Onboarding
  • Clearly articulate the value proposition of the property management services, including how it can save time, reduce expenses, increase property value, and maximize rental income for property owners.
  • Develop and manage an effective onboarding process for new owner clients, ensuring a smooth transition of their properties into the management portfolio. Continuous Client Engagement and Feedback
  • Implement strategies to maintain and enhance relationships with existing owner clients, ensuring their ongoing satisfaction with the services provided.
  • Regularly solicit feedback from owner clients on the service quality and performance, using insights gained to refine and improve service offerings.
Qualifications:
  • Strategic mindset with a proven track record in property management or a related field.
  • Strong sales acumen and excellent communication skills.
  • Deep understanding of the property market and relevant legal and regulatory requirements.
  • Ability to multitask, prioritize, and problem-solve in a fast-paced environment.
  • Bachelor's degree in business, real estate license, finance, or a related field preferred.
