A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

HUD / Affordable Housing Property Manager Lebanon, KY 40033 $20 - $23 per hour (Based on Experience) Part/Full-Time | Monday-Friday | No Nights Position Overview We are seeking an experienced HUD / Affordable Housing Property Manager to oversee the full operations of a tenant-occupied community in Lebanon, KY. This position is responsible for maintaining regulatory compliance under HUD guidelines while ensuring efficient property operations, strong occupancy, and excellent resident relations. The ideal candidate has experience managing HUD housing and understands the importance of compliance, organization, and resident service. Key Responsibilities HUD & Compliance Process Annual and Interim Recertifications Manage EIV system requirements Prepare for and support HUD inspections Ensure full compliance with HUD guidelines Property Operations Maintain strong occupancy Maintain full rent collection from tenants Approve qualified lease applicants Supervise maintenance Team and ensure timely completion of service requests Walk property regularly to maintain curb appeal and property standards Obtain bids and coordinate vendor services Ensure company policies and procedures are followed Qualifications 2+ years of property management experience required Experience with HUD required Experience with recertifications required for HUD-experienced applicants Knowledge of EIV and TRACS preferred Experience preparing for REAC or MOR inspections preferred Proficiency in Microsoft Outlook, Excel, and Word Experience with OneSite or similar property management software preferred Strong organizational and communication skills Valid driver's license preferred What We Offer Stable, single-site management position Monday-Friday schedule (No nights) Paid Time Off (Vacation, Sick, Holidays) 401(k) with matching Life Insurance Supportive ownership and management team Opportunity for continued professional growth in affordable housing Work Environment On-site office position.
