May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Property Manager will work to maximize occupancy, improve resident satisfaction, maintain the property, and achieve ownership objectives. Essential Duties & Responsibilities Property Operations Oversee the day-to-day operations of the property. Ensure the property is clean, safe, and well-maintained. Conduct regular inspections of buildings, grounds, and vacant units. Ensure compliance with company policies, fair housing laws, and local regulations. Respond to resident concerns and resolve issues promptly and professionally. Leasing & Occupancy Monitor occupancy levels and implement leasing strategies to achieve occupancy goals. Conduct property tours and assist with leasing activities as needed. Review applications, approve qualified applicants, and oversee move-ins and move-outs. Monitor lease renewals and resident retention efforts. Financial Management Collect rents and monitor delinquent accounts. Follow company collection policies and coordinate eviction processes when necessary. Prepare and manage property budgets. Review monthly financial reports and identify opportunities to improve performance. Approve invoices and ensure accurate coding and submission of expenses. Maintenance Oversight Coordinate with maintenance staff to ensure timely completion of work orders. Monitor preventative maintenance programs. Obtain bids and oversee vendors and contractors. Ensure vacant units are prepared and ready for occupancy. Team Leadership Supervise onsite staff, including leasing and maintenance personnel. Train, motivate, and evaluate team members. Conduct regular staff meetings and ensure accountability. Foster a positive and professional work environment. Administrative Responsibilities Maintain accurate resident files and property records. Ensure timely reporting to corporate management. Monitor utility usage and property expenses. Utilize property management software to track leasing, maintenance, collections, and resident communications. Qualifications High school diploma or equivalent required; college degree preferred. Minimum 2 years of property management experience preferred. Experience managing multifamily apartment communities preferred. Strong knowledge of leasing, collections, resident relations, and maintenance coordination. Proficient in Microsoft Office and property management software. Excellent organizational, communication, and customer service skills. Ability to multitask and work in a fast-paced environment. Valid driver's license and reliable transportation. Physical Requirements Ability to walk the property, including stairs, on a regular basis. Ability to work outdoors in various weather conditions when needed.

$24.00 - $27.00 per hour
