May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Highlights Supervises employees and delegates tasks to ensure financial targets and compliance standards are met Assists with the development of annual budget and meets or exceeds budget goals Prepares and submits operational results and reports to supervisor, Managing Partners, owners, or other home office staff as applicable and on a timely basis, including weekly occupancy report, petty cash report, monthly management report, bonus report, and wait lists Enters and maintains accurate records in the property management software (ResMan) and completes transactions by entering all required transaction in a timely manner Ensures the daily transactions and tasks related to the financial operation of the community are completed by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue Follows the Company's established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings Manages the leasing process by guiding new residents through each step, completing and verifying all lease applications and sharing results with applicants, as well as guiding the leasing team through effective sales strategies and follow-through Reviews and submits invoices from vendors, contractors, and service providers for payment Remains highly visible and available to employees, residents, and the public on a daily basis and helps resolve any resident or employee complaints or concerns with patience and tact Ensures the upkeep of the property by regularly inspecting the property and scheduling maintenance repairs and vendors as needed Qualifications High school diploma or GED required 3-5 years of property management experience perferred Prior experience using ResMan or other related property management accounting software preferred Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, FPM employees, vendors, suppliers, and members of the public Proficiency in MS Word, MS Excel, MS Outlook, and ability to learn other software as needed Ability to maintain reliable transportation, a current and valid driver's license, and vehicle insurance.
