Job Description

Responsibilities:
Project assignments will cover the entire company territory. Work with managers and inspectors on coordinating assignments. Proactively identify maintenance, repair and replacement needs on managed properties. Develop and update cost estimates for construction projects; coordinate internally and with clients to budget for these projects. Manage work order lists, drive work to completion, Manage projects assigned within the property management division. Manage 3-6 service team members, along with vendors and sub-contractors involved. Nurture and develop relationships with clients, Architects and Engineers, and Suppliers as well as continually expanding your own professional network. Have responsibility for project team success from inception (pre-design) to completion; must be able to shepherd clients through that process. Deliver the highest quality product achievable while maintaining strict adherence to budget parameters set forth by the client. Prepare and assist with regular billings for customers for the projects you are overseeing Prepare timely reports to property management team - cost reports, updated budgets, updated project schedules, contracts, change orders, etc. Must be very organized, have a keen sense of construction details and a passion for building projects. Position is a work in the field role, consisting of site visits, and completing projects. Help refine and cultivate best practices Raise awareness of the Cape Associates brand through professional interactions. PM should have or seek to obtain Massachusetts Construction Supervisor's License (CSL) within one year PMs are evaluated based upon the performance of the projects they oversee (quality, customer satisfaction and financial performance). Attend weekly training until complete, generally between 3-6 months. Knowledge and fluent use of the following software programs: Microsoft Outlook, Word, Excel, Project; Adobe Reader (including editing PDF documents) and willing to learn our construction accounting software (Foundations) and client database software (Buildertrend).
