A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Leasing Specialist is the property's sales representative whose primary duties are to greet prospects, present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons. The Leasing Specialist should possess good leasing and closing skills. The Leasing Specialist will also be required to conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Knowledge, Skills & Abilities Knowledge of property management business procedures. Knowledge of general bookkeeping and accounting practices. Strong organizational skills to maintain records and schedules. Strong customer service skills. Ability to maintain confidentiality and maintain appropriate discretion. Manage, create and monitor all aspects of marketing for the property. Ability to clearly and concisely communicate verbally and in writing. Critical thinking and problem-solving skills. Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, resident service request, etc. Transfers calls to Assistant Property Manager or Property Manager when appropriate. Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits. Maintains awareness of local market conditions and trends. Contributes ideas to the Property Manager for marketing property and for improving resident satisfaction. Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication as needed. Completes Guest Card information form on all prospects, sends thank-you notes and performs follow-up. Organizes and files appropriate reports, leases, renewals, paperwork, etc. Assists Property Manager and Assistant Property Manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc. Proficient with Microsoft Office applications (Word, Excel, Outlook and PowerPoint). Proficient in property management software i.e. Yardi or equivalent, revenue management, etc. Performs any additional duties assigned by manager or supervisor. Positive, motivating and team-oriented attitude. Ability to thrive in a fast-paced environment. Availability to work weekends is necessary/required. Preferred Qualifications Minimum of 1-3 years Property Management experience required. Minimum of 1-3 years Leasing Consultant experience required. Bachelor's degree preferred. Valid driver's license required.
