Our team focuses on operational excellence, tenant satisfaction, strong owner communication, and long-term asset performance. We are looking for an experienced Investment Senior Property Manager who can oversee a portfolio of approximately 300 scattered-site residential properties while leading operations, improving systems, mentoring team members, and driving portfolio performance. Position Summary The Investment Senior Property Manager will oversee a portfolio of approximately 300 scattered-site residential investment properties and manage the day-to-day property operations, tenant relations, maintenance coordination, financial performance, and client communication. This role requires a strong leader who understands property management operations, ownership expectations, leasing performance, vendor management, and portfolio growth strategies. The ideal candidate is proactive, highly organized, systems-oriented, and experienced in handling large scattered-site portfolios in a fast-paced environment. Core ResponsibilitiesPortfolio Oversight Manage a portfolio of approximately 300 scattered-site residential investment properties throughout the Greater Boston area Ensure properties are operating efficiently and meeting ownership expectations Oversee occupancy, tenant retention, lease compliance, and operational performance Monitor property conditions and ensure maintenance standards are consistently met Conduct regular portfolio reviews and operational audits Handle escalated tenant and owner concerns professionally and efficiently Owner & Client Communication Serve as the primary point of contact for property owners and investors Provide regular updates regarding operations, maintenance activity, leasing performance, and property conditions Build and maintain strong relationships with clients through proactive communication and accountability Prepare and review portfolio reports with ownership and leadership teams Financial & Asset Performance Monitor rent collections, delinquency reports, and operating expenses Review budgets, invoices, vendor expenses, and financial reporting Identify opportunities to improve NOI and operational efficiency Assist leadership with forecasting, budgeting, and portfolio planning Ensure financial performance aligns with ownership expectations and investment goals Maintenance & Vendor Management Oversee maintenance coordination and ensure work orders are completed promptly Manage vendor relationships, project timelines, and service quality Coordinate emergency maintenance response and major repairs when needed Monitor vendor performance, communication, and turnaround times Ensure scattered-site operations are organized and running efficiently across the portfolio Team Leadership Mentor and support Assistant Property Managers and Coordinators Assist with onboarding and training team members Improve SOPs, workflows, and operational systems within the department Collaborate closely with Leasing, Maintenance, Finance, and Leadership teams Drive accountability, organization, and operational consistency across the portfolio Compliance & Operations Ensure compliance with Fair Housing laws, local housing regulations, and company policies Maintain accurate records, documentation, notices, and lease files Review renewals, notices, violations, and operational procedures for accuracy Support leadership with operational initiatives and process improvements Qualifications 5+ years of Property Management experience required Strong experience managing scattered-site residential investment portfolios Experience overseeing 200+ units/properties strongly preferred Previous leadership or senior-level property management experience preferred Experience with Buildium, AppFolio, Property Meld, or similar PM software preferred Strong understanding of leasing operations, maintenance coordination, and tenant management Excellent communication, organization, and client management skills Strong problem-solving and leadership abilities Ability to manage multiple priorities in a fast-paced environment Knowledge of Massachusetts property management regulations is a plus Preferred Traits Strong leadership and accountability Highly organized and detail-oriented Systems and process driven Calm under pressure and solutions-focused Strong follow-through and urgency Client-focused mindset Ability to independently manage a large scattered-site portfolio Success Metrics Occupancy and tenant retention rates Owner satisfaction and communication turnaround times Delinquency and collections performance Maintenance completion timelines and vendor response times Portfolio organization and operational efficiency Team performance and accountability NOI improvement opportunities identified and implemented Tools & Systems Buildium Property Meld AppFolio Asana Google Workspace Microsoft Office / Excel Slack Zoom Compensation & Benefits Competitive salary based on experience Performance review and growth opportunities Paid holidays and PTO Health benefits eligibility based on company policy Professional development opportunities
