May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Job Summary We are seeking a professional, customer-focused On-Site Manager to oversee the daily operations of a 544-unit condominium community. The ideal candidate will serve as the primary point of contact for residents, contractors, and vendors while ensuring the property is well-maintained and Association policies are consistently enforced. This position requires strong organizational, communication, and problem-solving skills, as well as the ability to manage multiple priorities in a fast-paced environment. Position Responsibilities Conduct routine inspections of the property to ensure cleanliness, safety, and overall appearance standards are maintained. Serve as the primary liaison between residents, vendors, contractors, and management. Provide exceptional customer service by responding to resident inquiries, concerns, and service requests. Assist homeowners and new residents with onboarding paperwork and access to community amenities. Coordinate and monitor vendor and contractor activities to ensure work is completed accurately, timely, and in accordance with Association standards. Prioritize maintenance requests, track work orders, and verify completion of repairs and services. Maintain accurate records, files, and documentation related to community operations. Answer office telephone calls and provide support for daily operations. Assist the Property Manager with managing service contracts, capital projects, and other community initiatives. Coordinate leak investigations and repairs, working with contractors to identify sources and document findings. Support the Property Manager in determining responsibility for damages and repair costs when issues originate from individual units. Communicate and help enforce Association policies, rules, and procedures. Prepare reports and provide updates to the Property Manager as needed. Perform additional duties and special projects as assigned by the Property Manager or Board of Directors. Preferred Qualifications Experience in condominium, homeowners association (HOA), apartment, or property management. Strong customer service and interpersonal skills. Excellent written and verbal communication abilities. Strong organizational skills and attention to detail. Ability to manage multiple tasks and priorities independently. Proficiency in Microsoft Office and general office technology. Experience coordinating vendors, contractors, and maintenance activities.
