Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Property Manager (Residential) - Laurel, MD - $80k-90k As a Property Manager you will be responsible for the overall management and operational performance of a residential property consisting of 900+ units. (Apartments and condominiums) . The ideal candidate will be a results-oriented leader with a proven track record of successfully ensuring the day-to-day operational excellence of the properties.
Key Responsibilities:
Property Operations & Management:
Oversee all day-to-day property management functions, including leasing, tenant relations, rent collection, and addressing resident inquiries and complaints. Develop and manage annual operating and capital budgets, controlling expenses and maximizing income. Conduct regular property inspections to identify maintenance and repair needs, ensuring properties are well-maintained and in compliance with all relevant laws and regulations. Supervise on-site staff and maintenance personnel, providing leadership, training, and performance evaluations. Manage vendor and contractor relationships, including contract negotiation, service agreements, and performance monitoring.
Renovation & Capital Improvement Projects:
Lead and manage all aspects of capital improvement and renovation projects, such as unit upgrades, facade repairs, roofing, HVAC systems, and common area renovations. Develop project scopes, timelines, and budgets, ensuring projects are completed on schedule and within budget. Act as the primary point of contact and communication for all project stakeholders, including owners, contractors, and tenants. Monitor project progress, quality of work, and adherence to safety standards. Review and approve invoices and change orders related to capital projects.
Financial Management:
Prepare and present detailed financial reports, including monthly, quarterly, and annual summaries of property performance and project expenditures. Ensure all financial transactions are processed accurately and on time, including rent collection, accounts payable, and expense tracking. Analyze property performance data to identify opportunities for improvement and make strategic recommendations to ownership.
Required Qualifications & Skills:
Experience:
Proven experience as a residential property manager, with a strong emphasis on managing multi-family properties. Demonstrable experience leading and executing capital improvement or renovation projects from start to finish. Strong knowledge of residential maintenance, construction, and building systems. Experience with budget preparation and financial reporting.
Skills:
Excellent project management and organizational skills, with a high level of attention to detail. Strong leadership and team-building abilities. Exceptional communication and negotiation skills, both written and verbal. Proficiency in property management software (e.g., AppFolio, Yardi, MRI) and Microsoft Office Suite, particularly Excel. Ability to manage multiple projects and priorities in a fast-paced environment. Knowledge of local and federal housing laws and regulations.
