A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager The Property Manager is fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property, and supervising property maintenance staff. The role requires regular interaction with residents, vendors, and staff and involves both administrative and on-site operational responsibilities.
Key Responsibilities:
Maintains occupancy by advertising, filling vacancies and renewing leases Establishes rental rate by surveying local market comps. Attracts residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units. Maintains satisfactory occupancy and a proactive approach to increasing rent growth. Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. Maintains property by investigating and resolving resident concerns, enforcing the lease, inspecting vacant units and completing repairs, planning renovations, and managing contract vendor performance. Maintains building, apartments, and mechanical systems with maintenance team through pro-active preventive maintenance, planning and contracting vendors as necessary including supervising repairs. Establishes clear objectives for the community to meet established budgets and ownership objectives. Responds to emergencies Enforces occupancy policies and procedures by proactively addressing concerns. Prepares weekly ownership reports by collecting, analyzing, and summarizing data and trends. Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments. Effectively manages team for maximum performance.
Qualifications:
Here's what you'll need to thrive in this role! Previous multifamily property management experience preferred. Strong customer service orientation with the ability to build trusting relationships with residents, vendors, and team members. Energetic and optimistic mindset with the ability to embrace challenges and maintain a positive, solutions-focused approach. Knowledge of leasing practices and resident management. Strong communication and problem-solving skills. Proficiency with property management software, Yardi preferred. Ability to travel between sites (if assigned multiple locations) and attend Monthly Manager meeting, training events, and company functions
Education, Experience, and Licensing Requirements:
High school diploma, GED, or equivalent Bachelor's degree or equivalent experience preferred 3-5 years' experience in property management 1-3 years' management experience a plus
