Job Description

We are seeking a full-time rental office employee to join a locally owned and operated real estate firm. Our Rental Division works closely with property owners, tenants, and contractors to oversee and coordinate year-round residential rentals, and to grow our rental portfolio in Wicomico and Worcester Counties. The primary functions of this position are to assist in filling rental vacancies, prepare and enforce leases, handle maintenance and tenant concerns, and provide on-site services to landlords and tenants in addition to general office duties. This position will report to the Property Manager and coordinate with our team on financial aspects and reporting, such as rent collection and payouts to owners. Our ideal candidate will work independently, and will have a strong sense of time management, organizational skills, and customer service. A real estate license is required or must be obtained within 6 months of employment. Educational and licensing fees will be provided. 40 hours/week (ideally 9:00am-5:00pm, occasional 8am-4pm shifts)
Compensation:
$20-$24/hour, based on experience Paid time off and retirement benefits: Paid and holiday time off Health insurance benefits Simple IRA and benefit matching Vision & dental plans available Short term / disability insurance available Duties & Responsibilities to include but not limited to : Maintain property rentals by advertising, social media posts, assisting in filling vacancies, rent collection, negotiating, enforcing leases, and maintaining properties. Assists in the collection of required information for applications submitted. General office duties include, but are not limited to, answering phones, filing papers, mailing letters, applying rent payments, etc. Attract tenants by advertising vacancies, obtaining referrals from current tenants and other ERA agents, and keeping a database of potential tenants. Maintain on-site files with important paperwork as needed. Maintaining computer databases and systems with up-to-date information on tenants, owners, and properties. Assists in investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and coordinating repairs, contracting with landscaping and snow removal services as needed. Enforces rent collection and occupancy policies and procedures by addressing violators, following through with court and eviction procedures as needed. Coordinate with Property Manager to prepare and distribute reports and pertinent information to property owners on a regular basis. Skills:
Real estate license, or willingness to obtain license within 6 months of employment Ability to comply with operational policies and procedures, codes, and regulations Exceptional organizational, problem-solving, listening, and interpersonal skills Flexible in daily routine; ability to prioritize and manage shifting responsibilities Ability to remain calm under pressure Communicate clearly and efficiently, verbally and written Attention to detail, high level of accuracy with documents and data entry Proficient with Microsoft Office and computer skills in general. Ability to learn new computer and online systems Experience with property management software is a plus Understanding of the real estate or property management industries is a plus
