A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Summary:
We are seeking an experienced and dynamic Regional Property Manager to join our team. This self
  • motivated, organized and customer-oriented individual will oversee a multi-family residential portfolio of apartment communities.
As a leader, you motivate and support operational and employee excellence through quality decision making and clear communication. You demonstrate a history of achieving strong financial results while fostering exceptional experiences for employees, residents, and ownership.
Your Responsibilities:
The oversight of operational and financial management for a portfolio in a designated region across Maryland and / or Virginia. Ensure occupancy metrics are achieved through new leases, renewals, and resident retention. Create value for ownership by meeting or exceeding revenue budget, NOI, and Excess Receipts. Monitor and maintain knowledge of any transaction in the market under new management or ownership. Prepare monthly owner's reports and quarterly financial reviews; actively participate in and present results to ownership at meetings. Build and maintain strong relationships with clients and vendors. Monitor and maintain consistently strong resident satisfaction survey results. Work closely with the Marketing Department to oversee proactive and timely reputation management strategies via social media
  • ratings, reviews, responses.
Effectively leverage and motivate the talent within your portfolio, promote from within when possible. Assess and leverage a succession plan to further develop talent and anticipate needs. Actively participate in the hiring process by screening resumes and conducting interviews. Empower the managers to work collaboratively to accomplish business goals and maintain best practices. Contribute to design and implementation of marketing plans for communities within assigned portfolio. Possess thorough knowledge of competitive properties and market knowledge of all assets in portfolio. Manage performance issues in a timely and effective manner. Proactively seek opportunities to reinforce Grady core values (respect, responsibility, decision making, communication, commitment, and confidentiality) with all team members.
What you offer:
Bachelor's degree in Business Administration, Property Management, or a related field is preferred. Experience as a Regional Manager in multi-family property management. 5+ years of experience in multi-family property management required, Class A, conventional, and affordable experience a strong plus. Experience in Fee management and/or 3rd party management. Proficiency in property management software platforms, preferably One Site and Real Page products. Strong, motivational leadership style in managing multiple teams to succeed Excellent communication and presentation skills. Proven track record of ability to build consensus among team members Strong financial aptitude and analytical skills. Regular travel throughout the region is expected as well as monthly visits to participate in Operations Meetings in MD or VA. A valid driver's license with safe driving record and appropriate automobile insurance is required.
