A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

OHI is seeking a Property Manager with the following qualifications:
Full Time Position Pay:
$55,000-60,000.00 If you have any questions, please reach out to our recruitment manager. Position Summary The Property Manager (PM) oversees maintenance and property management operations across all OHI-owned properties and vehicles. The PM supervises maintenance staff, coordinates building and vehicle inspections and repairs, manages vendor contracts, and serves as OHI's contact with the Fire Marshall, Maine State Housing (MSHA) and HUD to ensure compliance with applicable codes and regulations. Minimum Qualifications
  • High School Diploma or equivalent is required; at least five years of experience in property management, risk management, contract management, and/or maintenance.
  • Prior experience with State/Local Code Enforcement, State/Local Fire Marshal preferred ○ HUD, and Maine State Housing a plus
  • Three years of supervisory/leadership experience; valid Maine driver's license and own vehicle
  • Basic carpentry, plumbing, heating, vehicle-maintenance, and electrical skills; proficiency with power tools and related equipment
  • Working knowledge of licensing, landlord-tenant, code enforcement, fire safety, and life safety regulations
  • Technology skills and strong organizational skills Essential Duties and Responsibilities
  • Supervise maintenance staff; review their work, coordinate and prioritize work tasks, and ensure emergency or safety-related work is completed within 24 hours whenever possible.
  • Oversee maintenance of all OHI-owned buildings and vehicles, including preventative maintenance and vendor coordination.
  • Coordinate building and vehicle inspections, grounds maintenance, and pest control.
  • Serve as OHI's main contact with the Fire Marshall, Maine Fire, certain vendors and also a contact with Maine State Housing (MSHA) and HUD. Ensure annual inspections, reports, and Plans of Correction are completed on time.
  • Complete and/or run reports out of NSPIRE (HUD's electronic system), MaineFire, etc.
  • Complete check requests for vendors
  • Act as bid coordinator for property purchases, leases, renovations, utilities, snow removal, and major purchases and complete and manage vendor contracts, as needed.
  • Ensure OSHA, fire safety, and life safety code compliance across all properties.
  • Maintain an up-to-date inventory of corporate property, tools, and equipment. Oversee OHI-owned vehicles and their upkeep.
  • Prepare and manage the property/maintenance budget in coordination with your supervisor and the Director of Finance
  • Ensure proper paperwork for new vendors (e.g., certificates of liability), is attained prior to utilizing them.
  • Manage OHI's Maine Housing Search (mainehousingsearch.org) listing
  • Perform other duties as assigned Physical Requirements Ability to run, squat, stoop/bend, kneel, climb stairs, lift at least 50 pounds, and push and pull against resistance; adequate vision, hearing, reading, and writing ability; sufficient stamina for extended work periods; and a flexible schedule.
