Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Velair Property Management is hiring a Area Property Manager in Hugo, MN. This is a full-time position. Elevate Your Property Management Career with Velair! Area Property Manager Tax Credit (LIHTC) Multi-Family Velair Property Management is seeking a highly motivated, experienced Area Property Manager to oversee a portfolio of properties within an assigned Area of Responsibility (AOR). This role is responsible for driving operational excellence, leading and mentoring on-site teams, and ensuring strong financial and compliance performance across multiple communities. The Area Property Manager serves as a key leader within the organization, partnering closely with Property Managers and leadership to optimize occupancy, financial results, and resident satisfaction while upholding Velairs standards and values.
Schedule:
Monday Friday, 8: 00 AM 4: 30 PM, with occasional work outside of standard business hours as required by business needs

Velair provides associates $60 per month for the business use of their smartphone Essential Duties and Key Responsibilities Supervise, mentor, and support team members within assigned portfolio to ensure strong operational performance and team developmentDrive financial performance through budget management, rent collection, and expense controlImplement marketing and leasing strategies to maximize occupancy and minimize vacancy lossConduct regular property inspections to ensure curb appeal, safety, and compliance standards are metEnsure compliance with Fair Housing laws and all applicable federal, state, and local regulationsOversee accuracy of property data and reporting within systems such as Yardi, Rent Caf, and moreLead onboarding, training, and ongoing development of on-site team members within assigned portfolioMonitor work order completion and maintenance performance to ensure timely service deliveryAddress escalated resident concerns and operational challenges with professionalism and urgencyConduct regular performance check-ins and meetings with team members in assigned portfolio to review KPIs and goalsAct as a point of contact for emergency situations and ensure timely and effective resolutionPerform other duties as assigned
