A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Full-Time, 40 Hours Per Week Sand Property Management is seeking a friendly, organized, and experienced Property Manager to oversee two affordable housing communities: Enclave Overlook Apartments in Rockford, MN and West View Estates in Plymouth, MN . At Sand Property Management, we pride ourselves on maintaining a positive teamwork environment , where collaboration, respect, and exceptional resident service are key to our success. Essential Functions Process all resident paperwork accurately, including move-ins, annual recertifications, and security deposit accounting. Manage rent collection, deposits, delinquency reporting, late fees, and eviction filings in accordance with company policy and lease terms. Build and maintain positive relationships with residents by responding promptly and professionally to questions and concerns. Meet or exceed occupancy goals through leasing, resident retention, marketing, and prospect follow-up. Monitor property budgets and review monthly financial reports. Manage maintenance work orders and conduct regular meetings with maintenance staff or vendors. Conduct daily property inspections to ensure the buildings, grounds, and common areas are well maintained. Provide guidance, support, and feedback to onsite staff and service providers. Complete required monthly reports accurately and on time. Maintain compliance with company policies, affordable housing regulations, and property records. Coordinate vendor services, collect bids, and recommend service providers as needed. Promote and maintain a crime-free and drug-free housing environment. Plan and support resident engagement and community events. Skills & Qualifications Strong organizational, time management, and prioritization skills. Excellent verbal and written communication abilities. Ability to work independently while contributing to a collaborative team environment. Strong customer service and conflict resolution skills. Proficiency with Microsoft Office (Word, Excel, Outlook) and property management software such as Yardi. Previous supervisory or leadership experience preferred. Demonstrated commitment to Sand Companies' core values: Stewardship, Integrity, Trust, and Excellence . Education & Experience High School Diploma or GED required. Minimum of three (3) years of property management experience. Affordable housing experience required. Section 42 / Low-Income Housing Tax Credit (LIHTC) experience strongly preferred. Property management certification, designation, or related coursework preferred. Other Requirements Valid driver's license required. Ability to pass a background check and drug screening.
