A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager Responsibilities:
- Direct all daily operations of a multifamily residential community, ensuring smooth and efficient property management
- Develop and execute strategies to increase occupancy, maximize resident retention, and achieve leasing objectives
- Monitor property performance through key operational and financial metrics, implementing action plans as needed to improve results
- Manage rental collections, monitor delinquency, and ensure compliance with company policies and applicable regulations
- Maintain high standards for curb appeal, apartment readiness, and overall community presentation
- Coordinate with maintenance staff to ensure timely completion of service requests and preventative maintenance programs
- Build positive relationships with residents by addressing concerns promptly and delivering excellent customer service
- Oversee vendor partnerships, contracts, and operating expenses while adhering to established budgets
- Prepare accurate reports and communicate property performance, challenges, and opportunities to regional leadership
- Support community marketing efforts, resident events, and local outreach initiatives that contribute to occupancy and resident satisfaction
- Ensure compliance with all federal, state, and local housing regulations, as well as company operating standards Requirements for
Property Manager:
- 3-5 years of property management experience required
- Demonstrated success improving occupancy, resident retention, and overall property performance
- Strong financial acumen with the ability to interpret reports, manage budgets, and track operational metrics
- Excellent communication, organization, and conflict-resolution skills
- Proficiency with property management software, including OneSite, business reporting platforms, and Microsoft Office applications
- Ability to prioritize multiple responsibilities and make sound decisions in a deadline-driven environment
- Flexible availability to meet operational needs, including occasional evenings and weekends
