May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

A St. Louis Company is seeking a dedicated Property Manager to oversee the daily operations of the building to ensure a high level of tenant satisfaction and optimal property performance. This role involves managing all aspects of property management, from tenant relations and lease administration to maintenance coordination and budget management. Requirements Oversee and manage day-to-day operations of multiple properties to ensure efficient and profitable management. Prepare and manage property budgets, monitor financial performance, and report on financial metrics. Review and prepare monthly financial reports, including accruals and variance reports. Review and approve all invoices for expenditures on the properties. Collaborate with team members to prepare and manage annual capital and operating expense budgets and forecasts for portfolio. Implement effective rent collection procedures to minimize arrears and bad debts. Enforce lease agreements, ensuring compliance with legal requirements and company policies. Coordinate maintenance and repair activities, ensuring properties are well-maintained and in compliance with safety standards. Foster positive relationships with tenants, addressing complaints, and resolving issues promptly and effectively. Conduct regular property inspections to assess conditions and identify areas for improvement. Stay informed about industry trends and regulatory changes to ensure properties remain competitive and compliant. Prepare work specifications and secure competitive bid proposals for contracted services, recommend contract awards, and negotiate and execute property service contracts. Prepare and present regular reports on property performance and management activities to asset management Oversee aspects of tenant improvement work. Manage vendor relationships, negotiate contracts, and ensure high-quality service delivery. Develop and enforce emergency preparedness plans for properties, ensuring tenant safety and compliance with regulations.
Qualifications:
Bachelor's degree in business administration, Real Estate, or related field; or equivalent experience. Minimum of 3-5 years of experience in commercial property management. Proven track record of managing a diverse portfolio of properties, commercial office preferred. Proficiency in Yardi preferred. Basic understanding of the reconciliation process for CAM, insurance and real estate taxes. Strong financial acumen and experience managing budgets and financial reporting. Excellent communication and interpersonal skills. Proven ability to develop and maintain strong tenant and vendor relationships. Strong problem-solving skills and attention to detail. Ability to work independently.
