Townhome Community Salary:
$65,000•$70,000 (Contract to Hire)
Schedule:
Monday-Friday, 9:00 AM•5:00 PM (Occasional evenings or weekends for emergencies or community events) About the Role We are seeking an experienced Senior Community Manager to oversee on-site operations for an affordable townhome community. This role is part of a growing property management organization that recently brought several communities in-house after transitioning from a third-party management company. With new leadership, expanded structure, and strong corporate support (Accounting, Asset Management, HUD, and Compliance teams), this role is critical to stabilizing operations, supporting site staff, and ensuring compliance across newly acquired assets. This is a hands-on, on-site leadership role ideal for a seasoned property management professional who is comfortable wearing multiple hats and navigating both operational and resident-facing responsibilities in affordable or mixed-income housing environments. Key Responsibilities Community & Operations Management Oversee daily operations of the townhome community, ensuring efficient, compliant, and resident-focused management Lead, train, and support on-site staff, including Assistant Community Managers and Occupancy Specialists Provide structure, oversight, and consistency during a period of transition under new management Address staff changes professionally, recognizing that some turnover is expected with new leadership Serve as the primary on-site representative for the ownership and corporate teams Affordable Housing & Compliance Manage affordable housing programs including Section 8, Tax Credit (LIHTC), and/or HUD (depending on the property) Oversee waitlists, applications, income verifications, and eligibility determinations Ensure compliance with all federal, state, and local housing regulations Partner closely with internal HUD and Compliance teams to meet audit and reporting requirements Maintain accurate records and documentation for resident files and certifications Resident Relations Serve as a key point of contact for residents, handling sensitive social and emotional situations with professionalism and empathy Address resident concerns, lease issues, and escalations in a timely and compliant manner Foster a stable, respectful, and well-managed community environment Asset & Financial Support Support asset performance through effective occupancy management, reporting, and collaboration with Accounting and Asset Management teams Monitor community-level operations to ensure alignment with ownership goals and budgets Qualifications Required 3+ years of property management experience (Senior Community Manager level) Ability to manage on-site operations independently with minimal supervision Strong leadership skills with experience overseeing on-site staff Excellent organizational, communication, and problem-solving abilities Comfortable handling sensitive resident situations and complex compliance-related tasks Willingness to work on-site and respond to occasional after-hours emergencies Preferred Experience in affordable housing , including Section 8, HUD, or Tax Credit environments Working knowledge of compliance requirements and income qualification processes Affordable housing experience is highly valued but not required Beacon Hill is an equal opportunity employer and individuals with disabilities and/or protected veterans are encouraged to apply.
