This is a one-person onsite office role requiring strong independent decision-making, leasing ability, operational oversight, and resident relationship management. The Property Manager will be responsible for leasing, resident services, rent collections, vendor coordination, marketing, turnover management, and maintaining a positive resident experience while ensuring the property operates efficiently and profitably. Maintain high occupancy and resident satisfaction levels. Conduct regular property inspections to ensure cleanliness, curb appeal, and safety standards. Coordinate maintenance requests and follow up to ensure timely completion. Manage unit turns, move-ins, move-outs, and annual turnover processes. Maintain compliance with company policies, fair housing regulations, and local ordinances. Leasing & Marketing Lead all leasing efforts including tours, follow-up communication, and lease execution. Manage online listings, social media presence, and local outreach initiatives. Build relationships with nearby colleges, student organizations, and community partners. Execute renewal campaigns and occupancy strategies to meet leasing goals. Resident Relations Serve as the primary point of contact for residents, parents, guarantors, and vendors. Resolve resident concerns professionally and promptly. Foster a positive student living environment through communication and community engagement. Enforce lease terms and community policies consistently. Financial Management Collect rent and monitor delinquency reports. Process invoices, receipts, and basic financial reporting. Assist with budgeting and expense control. Monitor utility usage and operational costs where applicable. Vendor & Maintenance Coordination Coordinate third-party vendors and maintenance contractors. Schedule preventative maintenance and ensure work quality standards are met. Maintain inventory of office and property supplies. Administrative Duties Maintain accurate resident files and leasing records. Prepare weekly and monthly operational reports. Manage phone calls, emails, and office traffic independently. Utilize property management software for leasing, collections, and reporting functions. Qualifications 2+ years of property management, student housing, multifamily, or leasing experience preferred. Ability to work independently and manage multiple responsibilities in a one-person office environment. Familiar with the Charlotte market Strong leasing, sales, and customer service skills. Excellent communication and conflict-resolution abilities. Proficiency with Microsoft Office and property management software. Knowledge of Fair Housing regulations preferred. Valid driver's license and reliable transportation. Ops Technology strongly encouraged
