Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Experienced Multifamily Property Manager We are seeking an experienced Multifamily Property Manager to oversee our apartment community in the Statesville, NC submarket. This role is responsible for day-to-day operations, financial performance, leasing, and onsite team management.
Schedule:
Monday - Friday 09:00 AM to 05:30 PM (30-min lunch) & Saturday 10:00 AM to 02:00 PM (will work 1 half day during the week when required to work Saturday) Essential Job Functions Oversee the day-to-day operations of the property, manage onsite staff, ensure the community is well maintained and compliant with local regulations, conduct regular property inspections, address resident needs promptly, maintain high occupancy, and control collections and delinquencies. Tenant Relations Manage tenant relationships by screening and selecting tenants Handle lease agreements Collect rent Resolve disputes Ensure a high level of tenant satisfaction to maintain high occupancy rates Financial Management Prepare and manage annual operating budgets Monitor financial performance daily Ensure timely rent collection Handle accounts receivable Manage financial reporting, including occupancy rates and maintenance costs Maintenance Oversight Coordinate routine maintenance and repairs Ensure the property is always in good condition Manage vendor relationships Oversee the maintenance staff Marketing and Leasing Develop and implement marketing strategies to attract new tenants Manage lease renewals and the leasing process, including property showings and lease signings Administrative Duties Maintain accurate records of tenant information Maintain financial transaction records Maintain property maintenance records Prepare reports for corporate and ownership Ensure compliance with local, state, and federal regulations Qualifications 2+ years of experience as a Multifamily Property Manager Strong knowledge of property operations, leasing, and collections Experience with property management software (Yardi, AppFolio, OneSite preferred) Proven ability to manage staff, occupancy, and financial performance Compensation & Benefits Benefits are available to full-time employees following a 90-day probationary period: Paid Time Off (up to 224 hours annually based on tenure) Medical, dental, and vision insurance (employer-paid individual coverage) 401(k) eligible at 1 year with company match up to 6% Basic life insurance and voluntary benefits (life, AD&D, short-term disability) Paid maternity leave, sick time, holiday pay, and bereavement leave Pay scale is based on experience and previous performance
