Multi-Family, 40 Units Overview Venture Rentals Management is seeking an experienced and reliable Property Manager to oversee daily operations for a 40-unit multi-family property located at 1491 N. NC Highway 86, Yanceyville, Caswell County, NC . This role requires a hands-on property management professional who can maintain strong occupancy, manage tenant relations, coordinate maintenance, support leasing activity, and ensure the property operates in compliance with all applicable housing regulations. Experience with Section 8, HUD compliance, affordable housing programs, and related documentation requirements is highly important . Key Responsibilities Manage daily operations for the 40-unit multi-family property. Maintain high occupancy through effective leasing, tenant retention, and timely follow-up with prospects. Serve as the primary point of contact for tenants, applicants, vendors, ownership, and management. Handle tenant communications, lease enforcement, rent collection follow-up, notices, and resident concerns professionally. Coordinate maintenance requests, unit turns, inspections, vendor scheduling, and property upkeep. Ensure accurate documentation in AppFolio or other property management software. Monitor delinquency, assist with collections, and coordinate with management on eviction or payment-plan matters when needed. Maintain compliance with local, state, and federal housing laws. Support and manage Section 8 and HUD-related compliance , including inspections, tenant certifications, recertifications, rent adjustments, documentation, and agency communication. Conduct regular property inspections to ensure safety, cleanliness, curb appeal, and compliance with company standards. Assist with budgets, expense control, reporting, and operational recommendations. Requirements Prior property management experience, preferably with multi-family housing. Experience with Section 8, HUD, affordable housing, or subsidized housing compliance is strongly preferred . Strong understanding of leasing, collections, tenant relations, maintenance coordination, and property operations. Familiarity with AppFolio or similar property management software preferred. Excellent communication, organization, and follow-through skills. Ability to work independently and manage day-to-day property needs. Knowledge of fair housing laws and applicable landlord-tenant regulations. Professional, dependable, and able to represent Venture Rentals Management with integrity.
