MMI Property Solutions is seeking an experienced Property Manager to oversee the daily operations of a 108-unit apartment community in Watford City, North Dakota . This position is ideal for a results-driven leader with a proven background in multifamily property management, capital improvement (CapEx) projects, and property renovations. The Property Manager will be responsible for maximizing occupancy, driving financial performance, leading onsite staff, and delivering an exceptional resident experience while overseeing significant renovation and property improvement initiatives. This individual will serve as the primary point of contact for residents, vendors, contractors, and ownership, ensuring projects are completed on time, within budget, and with minimal disruption to residents. Responsibilities Oversee all day-to-day operations of a 108-unit apartment community, including leasing, rent collection, resident relations, budgeting, and financial performance. Lead and coordinate capital improvement (CapEx) projects , including apartment renovations, exterior improvements, amenity upgrades, and infrastructure repairs. Manage contractors, vendors, and project timelines to ensure renovations are completed safely, efficiently, and within budget. Monitor renovation progress while minimizing operational disruptions and maintaining high resident satisfaction. Maximize occupancy through effective leasing, resident retention, marketing initiatives, and renewal strategies. Supervise onsite maintenance operations, ensuring timely completion of work orders, preventative maintenance, and property inspections. Administer leasing and property operations using AppFolio Property Management Software . Ensure compliance with Fair Housing regulations, landlord-tenant laws, company policies, and all applicable local and state regulations. Prepare and manage annual operating budgets, monitor expenses, and identify opportunities to improve property performance. Maintain accurate records, contracts, vendor agreements, maintenance logs, and resident files. Build strong relationships with residents by providing exceptional customer service and resolving concerns professionally. Recruit, train, coach, and lead onsite team members while fostering a positive and accountable work environment. Provide regular reporting to ownership and regional leadership regarding occupancy, financial performance, renovation progress, and operational goals. Qualifications 3+ years of multifamily property management experience required. Demonstrated experience managing CapEx projects, property renovations, or value-add repositioning initiatives strongly preferred. Experience overseeing contractors, vendor relationships, construction schedules, and renovation budgets. Strong financial management skills, including budgeting, expense control, rent collection, and financial reporting. Proficiency with AppFolio Property Management Software or similar property management platforms. Thorough knowledge of Fair Housing laws, landlord-tenant regulations, and property management best practices. Excellent leadership, communication, organization, and problem-solving skills. Ability to manage multiple priorities in a fast-paced environment while maintaining attention to detail. Professional customer service skills with the ability to effectively resolve resident concerns and difficult situations. Valid driver's license and reliable transportation.
