A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Our client, a mission-driven affordable housing organization located in Newport, NH is seeking an experienced Temp to Hire Property Manager to oversee the daily operations of a residential community. This role is responsible for maintaining high occupancy levels, ensuring regulatory compliance, supporting residents, and overseeing property operations to create a safe and welcoming living environment. The ideal candidate has affordable housing experience, strong customer service skills, and a proven ability to manage leasing, compliance, maintenance coordination, and resident relations.Location:

ASAP Pay Rate Range (based on experience): $25-$27/hour Key Responsibilities Market available apartments and maintain strong occupancy levels Qualify applicants and manage the leasing process from application through move-in Coordinate move-ins, move-outs, and unit turnovers Collect rent and manage delinquency, payment plans, and eviction proceedings as necessary Ensure compliance with affordable housing regulations and program requirements Oversee routine property maintenance and coordinate with vendors and service providers Conduct property inspections and monitor building conditions Maintain accurate resident, leasing, and compliance records Communicate regularly with residents and resolve concerns in a professional and timely manner Maintain an organized and efficient property management office Respond to emergency situations and after-hours issues as needed Qualifications Previous property management experience required HUD and LIHTC affordable housing experience required Knowledge of landlord-tenant laws and affordable housing regulations Experience with Yardi or similar property management software Excellent customer service and resident relations skills Strong organizational and administrative abilities Exceptional written and verbal communication skills Ability to work independently and manage multiple priorities Professional, ethical, and solutions-oriented approach Preferred Background Experience managing affordable housing communities Familiarity with compliance certifications and recertifications Experience working within nonprofit housing or mission-driven organizations Background overseeing leasing, collections, compliance, and maintenance operations Additional Details Opportunity to join a nonprofit organization dedicated to providing affordable, stable housing and resident services Temp-to-hire opportunity with long-term growth potential Ideal for candidates who are passionate about community impact and resident success Must-Have Experience HUD affordable housing programs LIHTC (Low-Income Housing Tax Credit) compliance Leasing and occupancy management Rent collections and resident relations Yardi or similar property management software Knowledge of tenant/landlord laws and affordable housing regulations Beacon Hill is an equal opportunity employer and individuals with disabilities and/or protected veterans are encouraged to apply.California residents:
