Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The ideal candidate is an experienced leader with strong organizational skills and knowledge of affordable housing programs. Key Responsibilities Property Operations Oversee the day-to-day operations of the apartment community. Supervise onsite staff and coordinate vendor and contractor activities. Ensure the property is well-maintained and operating efficiently. Monitor occupancy goals and resident retention initiatives. Resident Relations Provide outstanding customer service to current and prospective residents. Address resident concerns and resolve issues professionally and promptly. Foster positive relationships within the community. Oversee lease renewals and resident communications. Affordable Housing Compliance Maintain compliance with LIHTC, HUD, HOME, or other affordable housing program requirements, as applicable. Process certifications and recertifications in accordance with program guidelines. Maintain accurate resident files and prepare for audits and inspections. Ensure all documentation complies with Fair Housing regulations and company policies. Financial & Administrative Responsibilities Assist with budgeting, rent collections, and financial reporting. Review and approve invoices and monitor operating expenses. Prepare reports related to occupancy, compliance, and property performance. Utilize property management software to maintain accurate records. Qualifications Required High school diploma or equivalent; associate's or bachelor's degree preferred. Previous property management experience. Experience managing affordable housing communities. Knowledge of affordable housing compliance programs such as LIHTC, HUD, HOME, or Section 8. Strong leadership, communication, and organizational skills. Proficiency with Microsoft Office (Word, Excel, Outlook). Ability to work occasional evenings or weekends as needed. Preferred COS, CPO, TCS, HCCP, or other affordable housing certifications. Experience using Yardi, RealPage, OneSite, ResMan, Entrata, or similar property management software.
