A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

PROPERTY OPERATIONS MANAGER
Prompt Realty LLC is looking for a responsible and experienced Full-Time Property Operations Manager to manage our residential rental portfolio in New Jersey.Location:
Edison /East Orange, NJ Portfolio:
Approximately 61 residential units We already have a full-time Super for maintenance and field work. The Property Manager's primary responsibility is to manage, coordinate, follow up, and make sure every issue gets completed.Key responsibilities include:
Rent collection and delinquency follow-up Tenant communication and issue resolution Lease renewals and tenant onboarding/move-outs Managing maintenance requests and supervising the Super/vendors Tracking work orders from request through verified completion Managing vacant apartments, turnovers, showings, and renovations Regular property visits and monitoring property conditions Coordinating contractors and outside vendors Tracking every open item's owner, status, due date, and next action Maintaining accurate records in our property management system Using our AI-based tools and software to manage daily priorities and follow-ups Providing management with a clear daily/weekly status of outstanding issues We prefer 2-5+ years of Property Management, Real Estate Operations, Apartment Management, Facilities, or similar experience. The ideal candidate is organized, accountable, technology-friendly, a strong communicator, and excellent at follow-up.Most important:
Your responsibility does not end when a task is assigned. You own the issue until it is completed, verified, documented, and closed.Pay:
