This role involves managing building systems, supervising maintenance teams, ensuring compliance with local laws and ordinances, overseeing property inspections and optimizing property performance. The ideal candidate will bring strong management skills, be tech savvy, have technical knowledge of building maintenance, possess experience in residential apartment leasing and more! Responsibilities Oversee the operation and maintenance of building systems including HVAC, electrical, plumbing, and mechanical equipment. Supervise maintenance staff and external contractors to ensure timely completion of repairs, construction projects and preventative maintenance tasks. Utilize property management software to track work orders, inventory, turnover and maintenance schedules efficiently. Work in unison with the leasing team to ensure all apartments are turned over and rented quickly to maximize property revenue. Conduct regular inspections and property walks to proactively identify and resolve maintenance concerns. Coordinate property upgrades and repairs, ensuring adherence to company policies, safety standards and project timelines. Collect and present proposals from 3rd party contractors and vendors. Work with property maintenance staff to track inventory, order supplies and maintain equipment. Maintain detailed records and provide reports of all maintenance activities, safety inspections and capital improvement projects. Qualifications Proven management experience in apartment maintenance environments with supervisory responsibilities. Knowledge of residential apartment leasing. Direct leasing experience preferred. Experience working with PM software. Experience with Appfolio preferred. Technical knowledge of apartment maintenance including but not limited to HVAC, plumbing, electrical, drywall, painting, tile work, etc. Excellent leadership skills with the ability to supervise teams effectively. Proficiency in English for clear communication across teams and documentation purposes. Project management skills to coordinate multiple tasks simultaneously within deadlines. Possess a valid driver's license and the wiillingness to travel between properties during work hours
