A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are currently looking for a Director of Property Management. The Director of Property Management is a multi-faceted leader who is a member of the Corporate Team. In this role, the Director of Property Management will directly lead a team of Senior Property Managers and/or Property Managers as assigned. The Director is responsible for the property management and champions the vision and culture created by the Owner and President. Responsibilities; 1. Responsible for all aspects of CISM Property Management owned operations; directly reporting to the President. 2. Collaborates with assigned Property Managers in the development of an effective and realistic operations plans. Develops goals to address prioritized issues. Ensure performance measures are achieved. 3. Develops accountability systems that ensure the success of the property, CISM and its employees. Establish performance objectives for each property to form the basis of consistent review. 4. Evaluate all recommended new or replacement hires that are conducting business for the organization at a property level. 5. Implements and manages the property budgets; attends all budget meetings; advises on budgetary matters and capital improvements. Identifies areas for staffing and service improvement and reducing internal and external cost. 6. Conducts financial, market, and operational analysis to provide information to executive leadership. Promotes a coordinated effort to ensure systems safeguard assets, maximize resource utilization, and build effective collaboration. Ensures strong internal control program. 7. Ensures Property Managers are made aware of CISM plans, goals, strategies, policy and procedures and directives. Enhance outreach to tenants and residents. 8. Work to align support service departments with the directives, identifying needs and gaining commitment for support at each property. Build organization capacity through information sharing, training, and connecting resources. 9. Develop a "Watch List" system for proactively identifying potential negative performance trends and reporting on plans/progress to correct performance deficiencies. 10. Foster and maintain a strong, positive relationship with applicable federal, state, and local housing agencies and departments of health. 11. Execute the development of specific community marketing/leasing plans. 12. Weekly on-site presence at assigned properties and documents visits through site visit report. 13. Ensures all licenses, permits, notices, and occupancy permits required by federal, state, and local governmental authorities are maintained and renewed on time. 14. The Director must enjoy mentoring and have the ability to create a cohesive team.
Requirements:
  • Must have 3+ years' experience in Tax-Credit, Section 8 and/or Affordable Housing
  • Verifiable proof of managing multiple properties
  • experience can be out of state
  • Must have experience as a leasing professional in a residential community with a proven track record of success in meeting occupancy and delinquency.
  • Required certifications; Tax Credit, CPO, COS, Fair Housing, HCV, etc
  • Supervisory experience of personnel and maintenance staff.
  • Experience with property management software, YARDI a strong plus.
  • Proficiency with Microsoft Office Suite, particularly Word, Excel and Outlook.

Must be able to work between the appropriate business hours. Monday
