Job Description

Area Property Manager Summary The Area Property Manager oversees daily operations for multiple residential communities, ensuring strong financial performance, resident satisfaction, regulatory compliance, and efficient property operations. Work Environment This role requires organization, professionalism, occasional travel, and the ability to manage both administrative and onsite operational responsibilities in a fast-paced environment.
KEY RESPONSIBILITIES
Operations & Staff Management Lead, train, schedule, and supervise onsite teams Support employee performance management and staff development Ensure smooth day-to-day property operations and maintenance coordination Financial Management Manage budgets, reporting, rent collection, and expense control Monitor financial performance and support capital planning Oversee vendor relationships, invoices, and legal/compliance processes Leasing & Marketing Drive occupancy and leasing performance Support marketing initiatives and monitor market trends Review leasing metrics and resident retention strategies Resident Relations Address resident concerns and maintain high service standards Coordinate resident communication and community engagement programs Compliance & Administration Maintain accurate records, lease documentation, and reporting Ensure compliance with company policies, safety standards, and housing regulations Respond to emergencies and support risk management efforts
QUALIFICATIONS
Bachelor's degree or equivalent experience in a related field 5+ years of property management experience Strong leadership, communication, and customer service skills Proficiency with property management software and Microsoft Office Knowledge of applicable housing laws and regulations Valid real estate license and driver's license Ability to travel as needed and manage multiple priorities independently The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
