Job Description

We are seeking an experienced and highly motivated Community Manager to oversee the daily operations of a multifamily apartment community in Carlsbad, New Mexico. The ideal candidate will have a strong background in property management, resident relations, leasing, financial performance, and team leadership. Experience with Yardi property management software is required. This position plays a critical role in maintaining occupancy, maximizing collections, controlling expenses, and ensuring excellent resident satisfaction while protecting and enhancing the value of the asset.
Key Responsibilities:
Property Operations Oversee all day-to-day operations of the apartment community. Ensure the property is maintained in a clean, safe, and professional manner. Conduct regular property inspections and identify operational, maintenance, or safety concerns. Coordinate with maintenance staff to ensure timely completion of work orders and unit turns. Monitor vendor performance and oversee service contracts. Leasing & Occupancy Drive occupancy through effective leasing, marketing, and resident retention strategies. Manage all leasing activities, including prospect follow-up, applications, move-ins, renewals, and move-outs. Monitor market conditions and recommend rental rate adjustments. Maintain strong resident relationships and resolve resident concerns professionally. Financial Management Manage rent collections and delinquency follow-up. Monitor accounts receivable and assist with eviction processes when necessary. Review and approve invoices, purchase orders, and property expenses. Assist with preparation and execution of annual operating budgets. Analyze monthly financial reports and identify opportunities to improve NOI. Yardi Administration Maintain accurate resident, lease, and financial records within Yardi. Process move-ins, move-outs, renewals, and resident ledger adjustments. Generate occupancy, delinquency, leasing, and financial reports through Yardi. Ensure all data entered into Yardi is accurate and up-to-date. Utilize Yardi to track work orders, resident communications, and property performance metrics. Team Leadership Supervise and support onsite maintenance personnel. Foster a positive, accountable, and results-driven work environment. Assist with hiring, training, and performance management of onsite staff. Conduct regular team meetings and establish clear operational priorities. Compliance Ensure compliance with company policies, Fair Housing regulations, and applicable local, state, and federal laws. Maintain proper resident files and documentation. Ensure all notices, lease documentation, and reporting requirements are completed accurately and timely. QualificationsRequired Minimum 3 years of multifamily property management experience. Prior experience as a Community Manager, Property Manager, or Assistant Manager in multifamily housing. Strong working knowledge of Yardi Voyager or similar property management software. Experience managing rent collections, delinquency, leasing, and resident relations. Proficiency with Microsoft Office (Excel, Outlook, Word). Excellent organizational, communication, and customer service skills. Ability to manage multiple priorities in a fast-paced environment. Preferred Experience managing Class B or Class C multifamily communities. Experience overseeing maintenance staff and vendors. Knowledge of New Mexico landlord-tenant regulations. CAM, ARM, CPM, or other industry certifications. $20.00 - $26.00 per hour
