This is a client-facing role:
you will act as the primary point of contact for your boards of directors, guide governance and financial decisions, oversee vendors and capital projects, and keep each association operating in compliance with its governing documents and
NRS/NAC 116.
You will report to the Associate Director of Community Management and work alongside a support team handling property inspections, violations, ARC processing, and administrative assistants. What You'll Do Serve as the primary manager for an assigned portfolio of common-interest communities, including single-family, townhome, and master/sub-association structures Advise boards of directors on governance, policy development, long-range planning, and reserve funding strategy Prepare and present board meeting agendas, management reports, and meeting packets; attend board and annual membership meetings (some evenings required) Draft and distribute meeting minutes, owner notices, mailings, and community communications Prepare draft operating and reserve budgets in coordination with accounting; review monthly financial statements, variance reports, and delinquency reports with the board Administer the association's collections policy and coordinate with counsel and collection agents on delinquent accounts Oversee vendor procurement, bid solicitation and comparison, contract negotiation, and ongoing service performance Manage capital improvement and maintenance projects such as roofing, paving and roadway resurfacing, painting, structural repairs, and common-area amenities Conduct site inspections and manage the compliance/violation and architectural review processes through resolution, including hearings Handle escalated homeowner concerns, governance disputes, and compliance matters professionally and with sound documentation Ensure compliance with association governing documents (CC&Rs, bylaws, rules) and Nevada law governing common-interest communities, including NRED filings and reporting deadlines Maintain accurate association records and workflows in the company's management platform What We're Looking For Required Active Nevada Community Association Manager (CAM) certificate or provisional certificate issued by NRED, or eligibility to obtain one 2+ years of experience managing homeowners associations or common-interest communities Working knowledge of NRS 116 and NAC 116/116A, CC&Rs, bylaws, and standard HOA governance practice Strong financial literacy: budgets, reserve studies, financial statement review, and delinquency management Excellent written communication; ability to draft clear minutes, notices, and board correspondence Proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook, Teams), Adobe PDF/e-signature tools, and Webex Reliable transportation Availability for evening board meetings as scheduled Preferred Experience with Vantaca or comparable HOA management software Experience with large-scale or master-planned communities and multi-million-dollar operating budgets CMCA, AMS, or PCAM designation (or active progress toward one) Nevada real estate license Experience managing capital projects and vendor contracts What Success Looks Like Boards that are well-informed, well-prepared, and confident in their decisions Clean, timely meeting packets, minutes, and financial reporting Reduced delinquencies and consistent, defensible compliance enforcement Strong client retention and long-term management relationships Benefits Health, dental, and vision insurance 401(k) Paid time off and paid holidays Continuing education and licensing reimbursement Mileage reimbursement How to Apply Apply directly through Indeed with your resume.
