We are a small, fast-paced team looking for a proactive, hands-on leader who thrives on accountability, solves problems quickly, and can jump right in to drive operational performance across leasing, maintenance, and resident relations. Position Overview The Property Manager is responsible for the overall operations, financial performance, and leadership of our assigned properties and site teams. This role provides direction and mentorship to our leasing, maintenance, and turn teams to ensure property goals are met. The ideal candidate will be solutions-oriented, comfortable managing multiple priorities, and skilled at creating efficient systems while maintaining a positive team culture. Key Responsibilities Team Leadership & Operations Lead, mentor, and support the leasing agent, maintenance staff, and turn teams. Maintain a strong and consistent in-office presence to set an example for the team. Plan and conduct daily huddles and weekly staff meetings to track assignments and ensure timely completion of work. Provide coaching, training, and corrective measures as necessary to ensure company procedures and standards are followed. Leasing & Resident Relations Oversee and monitor the leasing process, tenant screening, and lease execution to ensure quality tenant selection. Actively engage in leasing, unit showings, and pipeline management during high-demand periods to support the team and minimize vacancy. Actively monitor marketing efforts, traffic, conversion, and occupancy goals to drive referrals and a strong brand image. Ensure all leases, renewals, and resident records are entered into Buildium accurately and timely. Create a customer-focused environment; develop and implement resident retention plans, including new resident orientations. Actively enforce lease provisions and professionally handle resident concerns or notices affecting their tenancy. Maintenance & Property Oversight Coordinate routine maintenance requests, preventative maintenance programs, and apartment turnover schedules with the teams. Perform routine property inspections with the site maintenance team and follow through on corrective actions. Be on call as needed to address and coordinate after-hours emergency services responsively. Follow up on all housing/agency inspections and ensure compliance. Financial & Administrative Management Implement strict rent collection procedures, including aggressive follow-up on delinquent accounts. Oversee security deposit returns by conducting move-out inspections, preparing disposition letters, and processing refunds or balances. Maintain accurate records of all expenditures and manage property expenses. Provide timely completion of required reports, KPI metrics, and management updates to Sr. Leadership. Qualifications 3-5 years of residential property management experience required. Proficiency with PMS systems is required, preferrably Buildium Strong working knowledge of Google Workspace (Gmail, Docs, Sheets, Photos, Drive) is required. Highly organized with exceptional multitasking abilities and a proven track record of managing competing priorities seamlessly. Strong tenant relations ability with excellent communication and conflict-resolution skills to maintain high resident satisfaction and retention. Experience with Section 8 / housing assistance paperwork is highly preferred. Proven experience in leasing, marketing, and team leadership. Ability to work independently as a self-starter and make sound operational decisions. Schedule & Availability Full-time (Monday - Friday). On-call availability required as needed to address after-hours property emergencies. Some evenings and weekends required based on seasonal demand and peak leasing activity.
