A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Summary:
Ivybrooke Crossing Apartments has an excellent opportunity for a seasoned Property Manager to oversee both our 112-unit residential apartment community in West Seneca, NY. The ideal candidate should have experience in residential property management along with excellent people, managerial, supervisory, organizational and computer skills.

Paid Holidays Responsibilities:
Adheres to the highest standards of performance Collection of rents, expense controls, and handling resident issues. Coordinate vendor scheduling as well as communicate with vendors effectively. Responsible for resident retentionsocial events monthly Inspect and arrange maintenance to meet standards Negotiate lease/contracts with contractors in a timely and reliable manner Develop and manage annual budgets by forecasting requirements and analyzing variances, data, and trends Oversee properties' personnel and evaluate its performance Conduct safety meetings monthly, enforce safety rules, and make sure staff is following safe work practices Must comply with state and federal fair housing regulations.
Skills:
Leads, trains, coaches, and motivates all team members In depth knowledge of all rules and regulations surrounding property management Competency in MS Office and relevant databases and software Strong communication, interpersonal, and presentation skills Strong attention to detail Well organized with excellent time management skills Experience with MRI and Nexus software a plus! #NYIND
